I have been investing with EstateGuru for 16 months now and my impression is that they are doing a very good job. My portfolio now consists of 34 loans at an average of 220€ each (6800€ outstanding capital). 3 loans have been fully repaid. Average interest overall is 10.81%. Earnings up to now 225€, but if this figure seems low, this is because some of the loans are of the bulk kind, where capital and interest are bulk paid at the very end (one such loan completed so far). No defaults, hardly any late payments (maximum 7 days late). Loans sometimes fill up very quickly, some within hours, some within days. One has to on the lookout. Fortunately we get e-mails when a new loan is posted. I intend to increase my capital there based on these experiences. Would be interested to hear from others.

I'm having a bit of trouble without an auto investing bot. With the capital I'm willing to put into it (same ballpark as yours), it's not worth all the hassle of manual investing.

Yes robo, agree. I have a good feeling also. LTV seems alright an return also. It is true that it's a bit stressing sometimes when loans appear on the market and we need to act. But, still, for Estate Guru you have like 1 hour while for Moneything the bid process can be over after 3 minutes.

I like the platform as well, but I am only investing there for about 3 months. It is better to have some cash already on your account so that you can participate in any new auctions which tend to fill sometimes very fast. I will increase my exposure as well over the next weeks.
Support reacts fast and friendly to emails and withdrawal was no problem, received the money within 2 days.
I am hoping, that the next investment opportunity is around the corner....

hi guys, thanks for your comments about your experience on our platform.
1. we are still growing and if before Autoinvest feature was "good to have", but right now, after feedback from our investors, i have put it in the front to develop and launch as soon as we practically can.
2. we are also actively working to add few more new projects on our platform. what takes the longest is the process of ordering and receiving the valuation report from Borrower and DD process. next week hopefully a new project will come. and yes, all investors will receive an automatic notification email. Sometimes we think that we spam you too much with our notification messages, but we try to keep balance.
3. to address the comment from Oktaedr about late payments. we do not hide any information about delayed payments intentionally or otherwise. However since we actively developing the platform, we almost constantly tweaking our reporting mechanisms and sometimes this leads to changes in information that is visible to investors. information is always there and anyways, if you have a question about any particular investment or progress, just feel free to ask. Our Borrowers are small businesses, run by normal people and they do not have clerks or secretaries or automated systems to make all payments for them. sometimes, despite our reminding letters sent in advance, Borrowers do forget to make payments or delay them, but with every such case we pick up the phone, call them, and try to resolve the situation to ensure that payments due are done as soon as possible.

Still not paid: 04.07.2016, 00:00 Interest Pending Residential project in Pille st, Tallinn Funded 12.07.2016, 00:00 Interest Pending Seaside residential development in Pärnu Funded "Normal" people don't wait 3 weeks till their repayments. We will see if the main principal will be repaid in time soon.

Residential project in Pille st, Tallinn - interest was paid on 21st July. Seaside residential development in Pärnu - interest was paid on 20th July.
The owner/developer for "Pille street project" have already successfully repaid one of his projects on 30th June 2016: Graniidi street residential development in Tallinn.

Yes both have paid now. And all of my other 20 borrowers are paying more or less in time.

LTV Stage of project : Under construction 30% 50% 90% Interest Monthly/Yearly in town of less than 4,999 people or more than 5,000 10,000 20,000 30,000 40,0000 or 50,000 people km from centre of town loan amount interest loan length credit rating no of loans with same borrower on platform ---- Divide allocation of this auto investor according to the estimated no of loans in the next three months << (Super important)

EstateGuru has been increasing the periodicity of new projects open for funding lately. Here is my thanks for that, it pleases me that you guys are growing the business.

2 loans from august did not materialize and were cancelled, as the borrower couldnt provide the documents etc necessary... what a pitty, but at least we investors were compensated for that... and the first project outside of estonia was funded.
so now, what about the auto invest? I doubt that it is that hard and time consuming to develop such a feature.. any update?
