Location - it's on the very edge of a commercial estate - car dealerships, builders' merchants, repair garages, small industrial units, a logistics depot etc. The football/rugby stadium is 0.8 miles away on the Robins Retail Park, which includes a cinema complex. It is not a "destination" shopping experience sort of place, unless you like visiting Asdas. For me, the bigger risk with this project comes after the loan should have been repaid. It's a commercial location, you wouldn't want to stay there foe leisure. If the proposed hotel on Robins Park gets the go ahead it will swallow up any sporting guests. ..... I believe the valuation report seems to give a fair and reasonable description of this asset. But who goes to a Holiday Inn for leisure? It's mostly people on business in the area (not necessarily visiting the estate) or others who have to go to the region and want standardised accommodation at a reasonable rate and, often, anonymity.
