9% lendy.......12% collateral. why move unless lendy charges are much higher than collaterals For a 12% loan Ly charged 18% interest (12% lender/6% Ly) + 2% acceptance fee + 2% broker fee + 2% exit fee ie 24% equivalent for a 12m loan. We have not been told the spread on lower rate loans although MT have also been able to float a loan at a higher lender rate so other platform spreads may be lower. Interestng this one was only drawn down a month ago. #FullyPaid 😎

GT must have been a fan of musical chairs, bouncing loans between MT, Lendy, Collateral as he appears to be. Collateral Rep Is the borrower refinancing an existing loan from another platform just one month after drawdown at a higher rate and for a shorter period ... If so, why? Seems a bit bizarre as the existing facility doesnt prevent an early or partial exit? Nothing appears to have changed as the VR is just a readdress. It should be noted that this borrower is probably the same principal as BL018, though a different borrowing entity. If this is true, this fact should probably be disclosed so lenders can limit exposure to related parties if they so wish

Hi ilmoro, This is a new borrower to us and isn’t the same principle of BL018, our borrower is buying these properties from the existing borrower. We have other loan applications in from this borrower both with this SPV and also through another Limited Company, we will disclose if the principles are the same but with a different SPV for transparency. I have to admit that the opportunity to invest in the golden triangle that makes up Colne, Nelson and Barrowford, has, up to now eluded me. While the distant calls of millionaires in Clitheroe can be heard across the moors, this model of Tuscanian beauty (see also the Barnsley poets) will probably not benefit from my investment.
