Agree - those who stay invested too see the project to a close or to an extension should receive a bonus if its accrued.
This gives 30 days for Lendy and the Borrower to agree terms, if its ticks over 30 days and thus a 0.5 bonus the borrower should be aware of this and have to foot the bill.

Why not just launch the loan with 6 month term - 180 days and after 6 month, every time they cough up a months interest it gets a 30 day extension? Because that would damage its liquidity and many investors like me would be reluctant to fund it. A 1 year loan is much more attractive. Understand your strategy but wholeheartedly disagree with your approach to this one I'm afraid.

The developer will have plans drawn up for this place already, probably with the knowledge of knowing what it can get away with, planning wise. the moment they buy, they will submit planning. Planning will take around 3 months. Knowing how they have operated on other developments in Liverpool, the moment they buy, they will start to implement and develop the plans for the main house regardless if PP is in place or not.

Its annoying when you put in your password and press enter and nothing happens. You need to click on the "Login" button.
Memorable word is similar. You need to tab between or click between each box. Ideally when you enter a character, you should be auto moved to next box/field. Then press enter, but again you need to click on login.

DFL018 Tranche in the Pipeline Lendy state in bold "THIS LOAN WAS PREVIOUSLY 8%, BUT IS NOW OFFERED AT 10%. ALL CURRENT AND NEW INVESTORS WILL BE PAID AT 10% FOR THE DURATION OF THEIR INVESTMENT" As far as I'm aware this is simply not true as I've been invested in this loan from the start at 10% Paul64 ? Go live email now sent out too. Yes. I also noticed this one hit the pipeline and a was a little surprised. Not because of the claim it's risen from 8 to 10% - as you correctly point out, it has been 10% since first listing back in February. I was surprised it wasn't increased to 12%. Perhaps that is the intention, Paul64 / Lendy Support ? Confirmed as 10% but will that be changed to 12%? Has anyone had any clarification on this?

Am I right to presume that of the Tranche 1 - 3.5m and Build costs 6.3m = 9.8m
9.2M already lent so there will be further tranches up to the total 9.8m - Leaving roughly 0.6k worth of tranches.

Is there ever any indication with Development Loans how many tranches there will be in total? or an indication that overall tranches will be 6 Million of which 4 million has been drawn?

Whilst not quite the same. Recent experience of a residential remortgage valuation.
I had slightly over egged my perceived value of the house to nudge into the next LTV, thus reducing my rate.
The RICS approved valuer came out as requested by the mortgage company. He asked to confirmed what I was looking for, and said something along the lines, that's fine, I will add 4 to 5k on the valuation for you, you will have no problems at all. This was before he had even looked around, he didn't appear bothered we were at the top end, if not past it and was with us for about 15minutes. Nice bloke - happy result for us.
I can see how the borrower can swoon the valuer on site if/as required.

Has anyone had experience making deposits in the past few days - is still automated and credited within the hour or is it a lot more hit and miss? I want to park some funds over the weekend so I don't want to send funds now only to be credited on Monday! Your guess is as good as anyone else's, my previous deposit took 18 hours.
Ironically my withdrawal was faster.

Made a deposit at 5pm, still waiting for it to be credited at 9pm. Has faster deposit been turned off?
7am still waiting.
Deposited 11am - 18hours to deposit.
Lendy must try harder.
