Just repaid.
£2.3m repaid. Interesting to see what happens to the SM PBL066/067 also on the repaid list -- another £1,020k With a nice 4.5% bonus. Nice - worth the angst if you were in the loan I guess.

minus 9 days and Lendy are still asking for us to fund this loan.
Discussions have been on going from the 28th April about a three month extension.
Sort it out then ask for us to fund another tranche.

PBL081 - New build detached house, Leatherhead, Surrey.Strenuous efforts are supposedly being made to market this. Really? This property has been withdrawn from Rightmove... Why is the property not on the market? The Estate Agents say the property IS still available for viewings, but a decision has been taken to 'rest it through the summer' ! So it has been withdrawn from the market and all advertising... until, well sometime in September. I'm sure Lendy will confirm this on their next Update . . . won't they ? ? Likely the first Lendy know about this, I reckon!

Approaching 100 grand of f/h block C (losing interest daily). Find it amusing.
The press and or what has been said on this forum is mainly aimed at housing estates. Apartment blocks will continue Freehold as ever, fairly confident about that.
Surprises a large number appear to have been scared off from this loan.

What's the general view, Oh Wise Ones? Is DFL012 worth holding until it pays, or is there likely to be a default with this one? In other words, "Should I stay or should I go now?" Drive past it every day, development is moving ahead as planned, no issues here at all for me, will hold till the end.

I drive past this place everyday on the way to work. I'm happy with the progress, admittedly I'm not sure it will be finished within 6 months but they maybe in a position to finance elsewhere by then.
Well past my individual loan limit on this one but not worried and more than happy to hold to term.
Presume Lendy will have to use underwriters to fill any prefund holes.

Transfers appear slower under new banking arrangement. Deposited 1.5hrs ago. Not yet credited.
Checked it went to new Santander account and also raised a deposit fund process.
Edit : Arrived after 1hr 45min

Since you are eligible to list for sale, list the 10k for sale.
You will either sell before Lendy credit and keep the interest or Lendy will cancel and credit your account.
Appears Simple.

Thanks n . Looks like Lendy fell well short of filling this loan at 9%. Maybe we'll be receiving 12% from MoneyThing for a few more days yet! I wonder if they can change rates on offer. Eg Send an an e-mail saying this will pay 10% from 1st June. Something they may have to do. Try 12% and i'm in.

Walked past this place yesterday. The Gym is open and building work is on going to the apartments.
I have no issue in holding this to term.

PBL140 has just repaid. 3.5m repaid. SM will start to move again, another 1m due in Interest on Monday.
Will be interesting too see if anyone now wants to change comments from this thread.

I was in Exeter at the weekend, so stopped off to see how the development was going. I'll try and upload some photos later. The upstairs rear exterior is mostly done and cladded out, but the apartment balconies are still being finished. The downstairs restaurant looked like the windows and patio doors have just gone in. It looks like they're still working on a first fix but the steel ceiling beams and plasterboard is up downstairs. The roof looks finished. There was a retrospective planning permission notice posted for a dormer window on the roof, which is now showing as approved on the council's website. And there was a very sleepy swan on the lawn outside, who took great umbrage at my trespassing on his literal turf. Excellent update. Sounds like this will need an extension for a month or two, too help them over the line.

Hi, it is imminent, but there are still one or two more steps that we need to undertake to complete the due diligence, which is taking slightly longer than anticipated. While I wouldn't want to put a timescale on it, I wouldn't expect it to be any longer than a couple more days. Thanks - & useful.
