MoneyThing Browser Extension
I have written a filter browser extension, and there seemed to be interest from others so here it is! I will provide a ongoing support/bugfixing/feature requests, and would be happy to accept improvements/patches. Many thanks to dan1, oldtimer and others for initial testing. 1) Are there any browser extensions to help me out? Orisk maintains great software for Lendy. Is anything similar available for Moneything? I have one. If there's enough interest, I can probably package it up and throw it out to the forum. Maybe +1 this post or PM me if you are interested, to gauge interest?

I'm curious to hear who has considered or employed arbitrage/stoozing/leverage. Examples: * Borrowing from one P2P at $lowrate, and investing the capital in another P2P at $higherrate. * Using 0% card credit or loan credit and investing the capital in P2P. * Re-mortgaging and using the capital in P2P. etc...
Apologies for munging the various options into one poll - Trying to get a good feel for what people are up to.

Travelling - Use monzo.com - Really great FX rates, and is (currently) a prepay card so no credit hoops to jump through as a benefit. - To the OP. I'm in a very similar boat, perhaps a touch further down the path. I've identified my finish date and I'm slowly getting excited and mentally prepared to do a small period of nothing, followed by a pivot in whichever way takes my interest. The last 1yr or so has seen me pile surplus cash into investments to top up to the required level, and getting used to living off the income. Today, 90% of our base living costs are serviced by investment income - 10% to go! 😀 The interesting thing for me is that I suspect the increased investment income coverage over the last few years made me realise that my job was becoming ever less relevant for living... That in itself gradually caused me to become unhappy as it was no longer meaningful work.

I struggle to see how the profitability calculations work, given the rental premium compared to more standard student HMOs. For example, Swansea is 688pm vs 325pm and Cardiff is 700pm vs 375pm - That's a HUGE premium to pay for "newness", and the few other perks that can come with it (sometimes concierge, gym, etc).
The only way I've been able to make the development calculations work, is when the developer sells off to other investors. And indeed, that's what seems to be happening - Sell leasehold to investors, "guaranteed income" for a few years, slap on sky high service charges.
The only way I can see things changing, is if regulatory changes happen restricting standard student HMO accommodation - Still, who's going to pay a 2x premium?

Who's buying them? It appears that developers are building out then selling off to individual investors -- With "guaranteed rent" periods of 2-4yrs and yields of ~8% it's attractive to a number of "normal" people.
Who's living in them? In my experience, these custom build student accommodation units are marketing for 2x the comparable market rate for 4-6 bed HMOs (House of Multiple Occupancy, the typical student house-share situation). There have been a number of high-profile cases where the developer has gone back to planning and asked for change-of-use to service accommodation, as the buildings are standing empty.
I'd be interested in hearing from anyone that has information on the actual strategy being employed by these developers?
