With the HMO one I don't understand why most of the comparables the VR quoted were selling for about £80k but this one is valued at £120k. Similarly looking on Rightmove round there 70-80k seems more typical and those are with the property completely done up not half converted. The phrasing of the valuation about planning permission also seemed rather vague and unsettling. There didn't appear to be recent planning permission for conversion to flats,only an old one which must be out of time. R

To reply with "understood and assumed" when the loan is at stage 3 i.e. when they've received the lawyers report on title.......seems to me an odd way to reply

Pipeline loan. What am I missing?! The valuation says £575k but they appear to be borrowing to buy out cousin who has a one third interest and are proposing paying him £300k. My maths doesn't make 575/3 = 300....?

Whilst having some sympathy for the view advocating local knowledge, I would also want to use someone who had specialist knowledge of care villages/ student accomodation/developments of whatever which might necessitate at least a regional firm if not national.

..........However when a bunch of random people on the internet can do a better job of DD in their spare time .... Though I guess between us all we have quite a bit of "skin in the game" and a number of people have expert knowledge in closely related fields.

A great uncle of mine was there with the Canadian forces all through. He always went back for annual reunions, but never spoke of what he'd seen to anyone but his comrades. My oldest uncle on my fathers side ran away at 16 and lied about his age to join up in 1916, to my grandmothers fury. Although a Londoner he joined the Australian navy which meant at the end of the war he had to go to Australia to be demobbed and lived there until just past his 100th birthday.

I've just noticed SS address most emails to me as Dear R******* B***** Deposit confirmation ones as Dear Mrs R******* B***** BUT Please resolve negative balance ones as Dear Mr R******* B*****
This seems an interesting bias to assuming it's more likely to be the male of the species who is negative.

/mod hat off That's great, it means we have a choice of two unrelated lawyers if we need to evict the tenants. 8>. Plus of course Lendy's new Head of Legal, who is (according to the email) a property law expert. Never mind - looking on google earth there's yet another lawyer round the corner, almost in the back garden, so they can get in on the act too

I just keep digging ... So a look at the company that the borrower works for has the following under the "about tab".... Then under the news tab is the following from June 2015... So, seem this is an introducer, who has a history with p2p companies... and who I guess has introduced their employee to Lendy Ltd. That is interesting... Though she does appear to be the sole director of a company that is based at the PBL101 property so maybe more involved than just an introducer + the developing a cottage and getting planning permission for an office extension does seem suggestive of these 2 properties ......
