It seems to have stopped being a care home a few weeks ago ( CQC has it archived rather than current), which is reasonable as it's in the process of selling.
Can't see that planning permission has been submitted yet, unless someone can tell me otherwise. So looks to me like there'll be a bit of a gap with nothing happening to the building while they wait to get planning agreed.
Looks like the sort of property that the borrower has experience with.

That'll be an interesting conflict of interest to handle! Not unusual though, many local Councillors are also local business people. He should Declare an Interest and abstain (remove himself from room) during the committee discussion / vote (unless he is presenting in some way on behalf of the applicant) if he is present at the meeting or, ideally, ask one his parties nominated substitutes to attend in his place. What he may say when he is chatting to fellow councillors over a cup of coffee however...... To be fair most councils bend over backwards in cases like this to avoid any possibility of reputational damage or challenges post decision. I seem to remember reading that it had been "called in" to an extra planning review committee to avoid conflicts

Some of my observations from my quick read of the New Build Surry Valuation - A Valuation that’s actually done on behalf of Lendy Limited (at last!)- SS has used the Market Value & 180 day marketing period for LTV (£4,250,000), not the valuations 90 marketing period (£3,750,000). Once again SS is using the best case scenario. However with the valuation report giving the same valuation for a 180 day as the marketing value, I would guess they are confident the property would sell fairly easily. - The property is in a flood risk area, and the valuer recommendeds getting further information in regards to thisWith the current lack of information from SS about what the loan is to be used for, this may or may not be importent to follow up on Looking at the EA flood map for the area, the area at risk of flooding seems virtually all to the west of the A24 and the property seems quite clearly to the East of the A24 and out of even the low risk area.

Might cost a lot more than 5k to get acess I'd guess and you can "Trap and translocate" the newts if you get a licence. Thanks I now know much more about newts and their habitat than I did before!

Do we ever get sight of legal report, investigations into title etc? ( apologies if this has been dealt with before I'm pretty new to p2p and ss) It seems to me that valuation documents often have outstanding issues or comments along the lines of I ( the valuer) have assumed that - there is no japanese knotweed/great crested newts
- the property has right of access over the only available road I've just driven up to get there
- the tenants don't have long term rights to be there
- there aren't any mines/celtic burials underneath
etc etc
Some, ?all, of these are presumably clarified in the solicitors work up so it would be very reassuring to see these as well as the valuation

Yes double dose for me on all 3 accounts that I run .......... really glad for this forum, spent this morning in the eye hospital, wondered if my latest drugs had me hallucinating I got two of everything - loan part, email etc. Really off putting as this is the 1st time I've tried using Saving Stream! Yes thanks for forum to at least know I'm not alone
