My initial note of disatifaction asked for funds invested in non drawn down properties be refunded.
They have confirmed they will do this.
Next stage how to complain properly.
Not a happy chappy.
3 years a customer and slowly been increasing funding. If I sold out today would probably make a loss and not thinking I will make much after the 5 year period term of my properties. Issue is, will it be 5 years, as some properties on large decreased valuations may be difficult to sell off or get rid of.

Not happy, another fee increase, properties decreasing in value, dividend reductions.
I do get it but not what I originally signed up for and due to get hit on a number of properties in London.
Happy to go the term with exiting portfolio as tax wise suits me, but no more as risk/reward depleting.
Have asked today for funds awaiting to be invested in properties to be returned as I did not invest them based on these new rules. Will be interested in response.
Will keep an eye for any bargains though!

I am very pleased the PF is paying out. Excellent news although fortunately does not really affect me much at the moment, plenty waiting though for the meeting 😀
I do have thoughts though and I know it goes against the existing process is that when a cause is basically lost I would rather have say 75/80% of capital paid out sooner and then if there is any more at the very end top us up. Appreciate this may put pressure on PF cashflow. Cases being looked at under the PF say they are still persuing so may work better for me.
One case in Scotland for example could have paid out 75% 6 months ago when security sold and anything after full attempted recoveries in another 6 months/year?
Say business was lent £100k Property sale £50k PF pays £25k at that time (committee has time to think whilst property sale goes through)
Whatever left at end is paid out appropriately after chasing customer for guarantees, valuers etc, may be worth doing 50/50 split on the rest, us/PF as commission?
Just think PF could pay out more often and keep our cash flow moving quicker.
Surely if the committee are going to pay out they are probably going to pay out, why take so long.

Appears FS are going to start the new year funding the receivers pockets. A number of emails received this afternoon re new unredeemed loans.
Hopefully this might push forward these deals and scare some of the other lenders to be a little bit more honest with the updates provided.
Last month or so seen more pictures of development sites and more wording, maybe just maybe some improvements moving forward.
Don't get me wrong I have been hit with some 'crackers' but at moment still up by a satisfactory percentage. Not sold out yet but have reduced holding.

Most loans, if no discounts, have to go up in most cases now at least 10% just to cover fees/costs, this can be a challenge in this market certainly over short term so have to rely on dividends, hoping for some capital value and at least 5 year term. I do understand this is what it is designed for but I was hoping for a 25% return over 5 years, which I am not so sure will continue. As part of a portfolio this is not too bad unless something else comes along.
Interesting a couple of loans recently have mentioned looking at planning and increasing value which although not guranteed shows PP having some forward thinking. If they are proactively looking at increasing value then costs acceptable, just sitting doing nothing I am not so sure.

Confused, I invested more based on all those deposits a few months ago!
Not sure about repayment though a comment in updates said half of deposits go to continuing development via QS and half to developer? Is the developer half meant to be ours?
All those costs are coming out of our money now leaving nothing for us at present? Someone's numbers seem a bit odd or forgotten about?
My concern is why so heavy handed using receivers when it seems an easy discussion to come up with a few ways of repayment and possibly rejigging the loan?
