What rates are being offered on the two available loans? The website says "up to 9%" but that can cover a large range. 7.2% and 6.8%. Former has only 4 months to run. Both are 1st charge, 75% finance to value. Invest in multiples of £1000.

There's lots of useful information on their Telegram channel.
Returns are taxed as interest.
Deals are fully pre-funded from their own resources.

CapitalRise 2021 Highlights
We had a record-breaking year for investor demand. July and December were record-breaking months with over £11 million and £22 million of investments processed respectively.
We completed 13 successful redemptions over the last year, paying over £40 million to investors in capital and returns. Redemptions include C** Garden Apartment & H** Village, B** Heath.
We have now repaid over £75 million to investors with an average return of 9% per annum across senior and mezzanine loans and maintained our spotless track record with no investment losses or defaults to date.
Despite the uncertainty of COVID-19, all of our investments have performed as expected or are currently on track to do so thanks to our rigorous due diligence and loan monitoring.
We have now funded over £560 million worth of Prime property assets in our three target areas:
- Prime Central London,
- Prime Outer London and
- Prime Home Counties
We continue to increase the size of the loans we fund including W** Crescent, B**, December 2021: £17.6 million.
W** Place was our most popular investment to date with over £6 million allocated in under 2 hours.
Our multi-award-winning streak continues, having won 'Best Business Finance Provider' at the British Bank Awards, and 'Finance Team of the Year (led by a woman)' at the Women in Finance Awards.
We've strengthened the team by recruiting nine new people across the business.
We maintained our 5-star, excellent Trustpilot rating.

Did you invest, @nomad ? How has it gone for you? I'm intrigued, now that this platform has established the beginnings of a track record. Yes, I've gradually added and all is going smoothly (as platforms do until they don't anymore!).

Only 11 having lived there for 25 years oops. I remember Nye Bevan well since we were staying in the same hotel in Ireland one summer. The owner of the hotel told me he apologised for not having the Mirror available to which Bevan replied "You don't think I read that rubbish do you, get me the Times and Telegraph". Note to adrian, in those days there was the Manchester Guardian, very different to the current hateful paper. The hotel became famous later because Charlie Chaplin and family spent every summer holiday there for many years but even in my time there were lots of interesting people there every summer (excepting a really obnoxious labour mp called Sidney Silverman). I remember one time there were 3 Cardinals all there at the same time, the Irish, English and American ones. We were having a barbecue one friday night and Fergal the son of Freddie Boland the Irish ambassador to the UN asked the English one for a dispensation to allow him to eat meat at the barbecue. but was refused. I was also friendly with Freddie's daughter but she was on the back of a scooter I hired when she spotted his car approaching and insisted we turned off down a stony track down to a beach, however the track was too steep and we fell off with some damage and she dropped me after that. I also used to stay on in a cottage belonging to a friend of my fathers and one year we had to take a young boy called Princey around with us. Princey had a bodyguard who was an American who was 20 years in the New York police and had a revolver stuck in his belt. Princey was staying because my dad's friend was his mother's doctor and she had given him a new Bentley continental for Christmas. Apologies if this is too boring for the chat section and totally off topic.Much more interesting than many posts here!

New loan 173 could be interesting. This has performed better on the 'third party' secondary market, better than most. Having said that often in negative territory by a touch. I will not be investing with Ablrate again. Now only adding funds to Capital Rise, Connective, Qardus, Easymoney & Wise Alpha.

The loan amounts are much larger than normal, £1,778,000 and £2,650,000. The loan tomorrow is £1,100,000. Argh yes thanks both, just had a horrible thought that everyone had stopped investing for some reason and hadn't told me I've stopped investing and hadn't told anyone...

Just had another email from Cynergy, this time wanting me to use AI facial recognition to "update your ID documents". This entails using"either a computer with a webcam, your smartphone or tablet (if it has a camera)" to capture a copy of my passport or driving licence and then take a selfie. "Please note, if the ID/Selfie cannot be verified we may send you another request to repeat the process."
I became unreasonably petulant early this month when a solicitor soon to send me funds asked me to do the same. In the end he was satisfied with a photocopy of my driving licence certified for free by my small bank branch a mile away. (Lucky me!) This after I discovered that local solicitors wouldn't do it unless one was a client.
I suppose that in this day and age of so much financial fraud I ought to be pleased that so much care is being taken but ...
In similar vein, I have stuck with TSB through many ups and downs (and IT meltdowns) but have finally given up today and closed my account with them after their fraud prevention team yet again blocked me from transferring a small sum to my own account at another UK bank, a transfer I have done many times before. This necessitates a lengthy telephone conversation with them, involving security questions provided by Equifax, some of which are a real memory test... The assumption is that you are a total idiot in the process of being scammed by some internet fraudsters... I failed the security check despite having securely uploaded my selfie and drivers licence. I was then told to attend a branch to resolve the matter. My branch shut years ago and I am overseas for several months... Surprisingly the account closure went ahead without further drama. TSB of course are owned by Banco Sabadell, about whom I could write an even longer diatribe...

The next step up is crypto.. I don't have enough life to learn how to manage crypto and there is not enough data out there for me to start for another 5 years My understanding of crypto is very limited, so I had a dabble in this - Etoro Crypto Equal
It's been an interesting ride...

I see Turo.com is now available at BCN.
I've had nothing but good experiences with this "Airbnb for cars".
One deals direct with pleasant, helpful vehicle owners; pays a reasonable rental + insurance; I often have the car delivered where and when I need it, and I have never had issues over fictitious damage.
Usually I select a car about 3 years old with multiple good reviews.
Reservations can be cancelled with 100% refund up to 24 hours before pickup.
BUT at present there don't seem to be many cars listed for BCN and thus prices are high...
My other standby for dealing with Sixt, Hertz, et al is Carflexi.com - always gives clear pricing for one ways.
