Just wanted to say that the only outstanding Listing that I now have is the 'final' one, a laptop loan to an OU student at 1% to mark the end, and, much against the advice of GG I had almost 50% of my investment in carefully selected Listings and all have repaid without a single default. Thank you to all borrowers.

But the borrower is a developer not a building contractor. He has appointed an architect and a contractor and therefore has little involvement as the schemes progress other than finance and a light touch IMHO and a lifetime in the industry.

A problem with funding on the boat at the top of the list requiring £99.84
If one bids the balance, then a message pops up "minimum bid £100"
If one bids £100, then message pops up "exceeds sum required"
An adjustment to the software required methinks !!!

+1 for me too. It was the solicitor that did it for me.

Surely only relevant for those wishing for positive mark-ups on the aftermarket in the future, something only voted for by a minority.

Would anyone care to say what size of lender one must be to be so favoured as to avoid the 0% period? Clearly not just gold club lenders!

Two days later and its still stalled at 49%. This despite some seemingly (?) positive answers to questions (including one of mine) added to the auction. Whilst I would have preferred a detailed commentary confirming the state of the refurbishment at this stage, its clear we aren't going to get that until the loan is fully funded and the valuer is re-instructed. Chicken and Egg time. Hi guys, As I live not too far from Redditch I have today visited the site, and would say that, whatever the scope of the pre-purchase contract, since the builder was not present on site and the site was 'clean and tidy' we can assume these works are complete. The windows at first and second floor level have been replaced and are 95% complete (some work still required to infill the curved arch brickwork over). First floor is fully open space with a staircase access from ground floor. Walls seem to be plastered. Ground floor is ready for substantial shopfitting contract. The pre-incident shopfront is in place although without glass. Fire escape doors from upper floors lead to a complex series of metal stairs serving several adjoining properties, although that from second to first floor is more a ladder than a stairs and the flat roof onto which upper floors exit is probably not suitable as a full-time permanent access route. The upper floors of the adjoining properties are used as offices or storage, didn't see any indication of residential use. Fire escape staircase terminates in small shoppers/tenant car park at the rear.

I fully support agent69 and like the way AC's aftermarket works now.
The fact that there are no loan parts for sale at the present time speaks for itself.

I found out when looking at my loan book which shows number of units 'owned'
All platforms ars different but none that I use allow bids without sufficient funds in holding account.

At the moment, the aftermarket only allows you to sell at par (ie the buyer pays however much is left to be repaid on the loan). The seller gets interest up to the day they sell, the buyer starts earning interest from the day they buy it. There's a fee of 0.35% for the seller. The system automatically splits any bids over £100 into parts of £100 each. Which makes me wonder why multiple bids of £100 are made !!!

Placed a toe in the water exactly 12 months ago and today received my first annual dividend (6%).
Like RS and Z's Safeguard, steady but unexciting.
