I appear to be missing just under £40 from my MLIA. Is it just me? Me too. I think there has been another admin error associated with a repayment of capital, this time on loan 476 where my MLIA has gone negative.

I think they put the wrong figures into loan 331. Mine now shows a negative holding!

I noticed earlier this morning that my MLIA total had reduced by £47.xx. I assumed it was an IT glitch (slow running overnight update) and would be sorted later. I have just checked again and it's reduced by another 70p. I have emailed AC and got the standard response (you may have to wait 3 days). Anyone else with a similar problem? My total for loan 26 reduced dramatically overnight but I'm not aware of any repayment or explanation.

If it is accepted, PM has calculated the total return on the two year project will be 14%. 14% over two years, including rent and value increase? Roughly how much of that's increase, how much rent? Mind me asking which way you're thinking of going? Sell or keep? I voted to sell, as did the majority. PM is now progressing matters with lawyers. I'll let people know when all is settled.

The detailed figures are available to investors in SPV1 to inform their vote. I am not comfortable releasing them myself for confidentiality reasons hence tagging propertymoose.

Shareholders in SPV1 were invited to vote yesterday on an offer for the property. If it is accepted, PM has calculated the total return on the two year project will be 14%. This is slightly below the original aspiration but there was a significant void period in this particular case.

I am in this one. I have not yet heard from PM about the closure but I know from a private email exchange that Andrew has some interesting ideas. It may be that they are waiting for him to return from holiday before finalising plans and messaging shareholders?

I'm also grateful to thanks to ablrate & ablrateandy for listening. Since this is about small loans I would support keeping an upper limit on pledges, perhaps 1% of the value of the loan. This could reduce the risk of people depositing large sums and bidding for more than they really want when they expect to be scaled back. See the Saving Stream board for a discussion of gaming their system, where some people started by bidding three times what they wanted and some advocated bidding nine times what they wanted on the grounds that "everyone was bidding 3x"!

I also lost out on a bit of interest from selling various holdings yesterday to create a balance for 166 drawdown. While understanding why they might feel the need to do so, I think AC is in danger of creating hostages to fortune with its drawdown forecasts.
To be fair to AC, they can probably never be certain on timing until after drawdown has actually happened given human foibles and the involvement of lawyers. And by that stage it is too late to tell investors under the current procedures.
I wrote to AC a little while ago suggesting that they consider changing the procedures slightly so that they could control the timing for retail investors by delaying the release of uw's holdings by around 24 hours and publicising the release time to give retail investors a small window to get their balances in order. I had a polite reply to suggest they were considering that idea with their IT developers, so will keep my fingers crossed. I'm sure they would welcome any other suggestions too.

Hi All Just sent a platform email out letting everyone know that the loan will be live at 11 am tomorrow. Regards Ablrate Be interesting to see how a new loan will affected the SM. Will it show the same level of liquidity as SS with a lot of existing holdings being offered for sale to invest in the new offering? What impact will the premium/discounts have or will there be an influx of parts at par each time new loans launch? Interesting times A fairly small loan with an attractive coupon. Will Ablrate be rationing us for a a day or two, or will it be a competition for fastest fingers?

I also have a few thou with them to diversify from equities and P2P loans which I regard as higher risk.
Thus far the 3% interest pending completion has been paid and the rent received has been in line with expectations. I have not experienced any void periods. None of their investments has yet run to completion, however, so there is no data against which to test the original projections.
I see the main risks as being:
1) Property prices can fall as well as rise, and 2) If that happens, investors might vote to take a lower capital return, or might vote to extend the investment period locking in your funds for longer than you wanted.

Correct, the total returns over two years quoted above are not annual (nor did I say they were).
PM also divides the forecasts by two to quote effective annual returns of 9.5-17% with a view to ensuring no misunderstandings. The actual return is not paid annually, however. It is paid as monthly rental and a final capital uplift when the property is sold.
For example. 7% per annum rental income for years one and two (=14% total) plus a 20% projected uplift at end of year two when the property is sold is equivalent to a simple projected return of 34% if the sale occurs exactly on the two year mark. If you reinvest the rental income, or put it on deposit you could make slightly more of course.
These figures already take account of all PM charges, sale fees and corporation tax, so there is a risk of double counting if you say their fees are high. Basic rate taxpayers should not have any further liability as highlighted elsewhere. HTH.
