i have a 5 figure sum waiting in cash here, and as I was thinking of withdrawing it I phoned up and was told several big loans coming in the next 2 months. In case anyone else is wondering... Several million due for repayment in the next 68 days too. So repayments might outnumber new loans...

And then there were four. Doesn't seem so long ago that there were 30 listed. Lets not forget Quality is more important than quantity. Is it though when a company is unprofitable and new originations appear to be few and far between?

There has been a few recent land registry alerts for the first loan in the pending list.... They did say the second in the list would be next but that still doesn't look ready. yup. anyone know why funds can not be rolled over? They did it in one loan as a trial but it never went further from that.

I think the projected value has increased by 100k approx. 36 month term too as opposed to the shorter period as on the last refinance.

When I checked this morning, there was no sign of any such option for my bank account. Everything looks the same, including the display of 'Accrued Interest'. That's odd. I'm sorry to say that the "Accrued Interest" figure has gone from my account. I see it as a retrograde step. I don't see why they said it was confusing. It would have been better to have added an explanatory drop-down than to have removed it. My page has now been updated and the accrued interest figure is showing albeit in a different place. "Portfolio Valuation Your Current Total Proplend Portfolio Valuation is £xxxx.xx (Figure consists of Loan Portfolio, Available Funds, Waiting to Close Loans Value and and Accrued Interest as of today of £xxx.xx)"

today I can only withdraw a number of pounds either £67.00 or £68.00 leaving the surplus pence in the cash account. I spoke with Proplend about this issue around a year ago. It seemed to me that circa £67.00 was still a trivial amount and causes them unnecessary expense and labour. Other then the minimum £100.00 withdrawal limit I also suggested to increase the minimum bid size which might alleviate smaller withdrawals. But they didn't like this idea either.

My complaint is that withdrawals now have to be in whole pounds - it won't let me specify a pence value. That would seem to me to be weird - why introduce a restriction which has to be coded to prevent the user specifying pence (and to display a error message) when it surely would be simpler to just accept pounds and pence. It just seems so perverse and mean-spirited to block the user from specifying exactly what the user wants - why, for heavens sake, why?Because too many people insist on too many small withdrawals which cost them time and money. I advised Proplend to enact a minimum withdrawal of £100 excluding the monthly interest but they didn't like the idea. They want to minimise withdrawals without penalising the lender. Edit-- Anyone know when the next non vat loan will go live?

Doncaster, Aberystwyth and Peterborough prepped for release by end of next week. There is no valuation for Peterborough so that seems a bit optimistic. You were correct.

Are these VAT loans based on the property transaction being VAT exempt and the borrower is claiming a refund ?
Or is the borrower reclaiming VAT against VAT paid on goods and services ? I'm guessing the first one.
You guessed right. Read "https://www.proplend.com/news/vat-due-on-commercial-property/" as I fear you may be misunderstanding the concept of input/output related to VAT. These properties are not VAT exempt and hence why VAT is payable.
