Another example of awful communication which makes me wonder what’s being hidden from investors. This property was taken off the sm about 3 weeks again for what pm say is “re-valuation”. I’ve questioned them several times what this actually means as this should be a quick exercise and certainly not take weeks. The lack of any sort of believable answer makes me suspicious something is being hidden from us.

I just thought with it having underwritten returns, there may not have been shares available on the SM?

Unclear what this involves or why it takes multiple weeks. The cynical part of me suspects we'll find something needed to be done to the properties which we will be required to pay for.

Looking at this one on the SM - looks tempting; guaranteed rent, good track record, full top line price (TCO) less than 90% of the original valuation (my personal go/no-go indicator), heck the PM valuation seems to agree with my analysis (I generally ignore them). Anyone shed light on what I am missing? Is the discount someone leaving PM at any cost or is there something with the property that I am missing?
I am very tempted, just being cautious as I have bought a lot (relatively speaking) of recent & would have to discount something else so that it shifts to buy in to this.

Some investors have serious doubts about future liquidity on this platform, imminent closure of SM, end of term uncertainties, and a high level of dissatisfaction with the performance of the platform in many areas have lead to the discounting, whether these are bargains remains to be seen. You’ve got to ask yourself one question - "Do I feel lucky"?

Unfortunately the answer to the similar question, do I think it is a good buy is a firm yes, but the second question I must ask is can I raise the funds, which as yet I haven't come up with a yes. Just discounted one of my other sales that was already '1st on the rank'.
Thanks for your input. I am not worried about the liquidity of the platform (and in any case they get 12% of the rent for management plus a cut at the end; I doubt we would struggle to find someone to step in).
