I’m not sure that stacks up rogerthat. You would have to take the £300k off any valuation as an expense.
If we accept the office valuation from the surveyor @ 10% yield = £270k
plus the industrial site land value = £200k (it makes up most of the site)
plus a nominal value of the structures up on the industrial site (roof etc), say £80-120k (I think the roof can’t be worth £200k).
Total valuation around £500-550k.
Gets you to around 100% LTV 😳
Is this methodology flawed? I’m pretty new to this!!

I meant new to doing public DD. Currently have around 25 x £10k bets with FS, just the A**bury loan gone sour. I’m suspect a few more to come though!🤔

You can tell I’m new - can’t event add up! Earlier valuation should have totalled £550-590k! Still makes quite a high LTV!

So far kept investments to term number5.
Moved part of my ISA monies across to FS as the stock market was getting so difficult to read (though that has done me well over the years).
The more I look at P2P then the more conservative I am trying to be. Nothing more than 60% stated LTV, 1st charges only, no loans to companies. Now trying to spread my eggs, taking a look at MT (no ISA yet) and ABLrate.

No, but it’s a rough guide (though I’m beginning to realise how far wrong the stated LTV’s can be).

However I am an active seller on the SM. I generally have my eggs in one basket...try to find the platform that works best for me. FC was still the best, I like a platform that has a liquid SM and good loan flow. Any good recommendations?

Sorry number5, not enough experience to give you an answer. I have been with FS for nearly a year & very happy with them. The interest I get is superior & tax free in an ISA. The senior management have been excellent - I have met with them 1-to-1 and they respond quickly to any questions that I have (not that I abuse this with a bombardment of questions). The only reason to look elsewhere is to cover the hassle that platform failure would give (having to deal with the borrower direct etc). Lots of people mention MT (MoneyThing) & Ablrate, hence I have opened accounts there to examine their offerings - no money invested yet.
Can I ask what you see the advantages of selling on the SM are? You get no interest payment, right?

I have seen a lot of people mention MT as well, signed up a while back but didn't quite pull me in. May have another look. I have seen Collateral mentioned quite a few times too. With regards to the SM, more so that I don't really want to large sums tied up. So I just sell then re-invest in another loan and repeat.

The buyer pays you all the interest you are already owed, and because you don't personally actually receive the interest when it is paid, as bg says, you are not taxed on it; the buyer pays it all. Edit: for similar reasons, don't buy on the SM or you will have to pay tax on all the interest, even the bit you pay over to the SM seller. It is different for business accounts.
