This one seems to have creeped in without first being shown under "Investment opportunities coming soon" ?
Looks ok to me but isn't filling _that_ fast.
Anyone else have any thoughts about it ?

Relatively straightforward development in its early stages; at least there are some photographs demonstrating they're out of the ground. I took a small slice.

Can you be more explicit ...you know how I hang on your every word bl*ddy hell I'm beginning to act like No.5 ..did you bale out of Sp**sby ?..I had my £1K OUT..i understand the renewal took 1hr & 9mins to fill..so if Salisbury looks ok I might lob a few groats at it..only just got in and haven't had time to do any DD

For the benefit of those that have never lived in north London or Hertfordshire, the "New River" at the back of the garden is not a river but a shallow aquaduct (see this wikipedia article ) so is unlikely IMO to be a major flood concern, in fact quite the opposite. The long distance footpath (well recommended ) appears to be on the other side of the river to the property.

On my travels over the years Ive noticed a river( of sorts) that seems to meander wherever it chooses...nearest habitation I can recall is Wheathampstead...is that too far north of your interesting link ?

As I have said before I am anything but convinced the FS model of pawning building plots is valid - 50% of my developments would have failed if I borrowed money at 20% to fund them but what do I know - I can't even build a snow dome in the Suffolk Countryside!

..well I'm in the process of skating out of snowgood..another 6months (with this meeting coming at the end of January ? and what if its rejected again)..houses ?..doesn't look like they have that to fall back on either. As for Sal*s*ury Rd..ive dropped the entire Spil*by in there..do the 1st tranche only (of 2) has to go at least one term, then pull the rip cord. "Developer is an experienced contractor"..we shall see

For Tranche one, just a few days ago the property was valued at 334k. But now, for Tranche 2, all of a sudden the value is 450k ? So the value has shot up by 116k in a couple of days , has it ? Eh ?

In fairness the valuation report was done back in November, and based on the photos there has been significant development. But this raises the question, what is the point on getting a valuation report when a few days later it becomes meaningless because a 2nd tranche is being issued? Or are the 2 tranches just a way of getting round the valuation report being out of date and having too low a figure?? Surely last week they knew more money would be needed!

Very true my tasty pink crustacean, however the latest update suggests the development is well advanced (roof height, 1st fix, insulation and all services completed) so maybe its a more 'accurate' / timely valuation. However, I think the @£300K GDV for each property is possibly a tad high going by the locality and comparisons given in the original VR. But as these are new builds and presumably will have the 10yr warranty, they might not be far off. Apologies mullet...I though I heard an echo

What concerns me most about this one is the planning history as evidenced at the admittedly awful Broxbourne planning portal.
The VR has pictures dated early Nov showing demolition complete and construction under way, but only at the beginning of November was a planning application made to discharge the pre-development conditions including the provision of a statement on dust & noise mitigation during the demolition. That is still under consideration.
Perhaps of greater concern is a planning application was submitted in November (also still under consideration) to vary condition 2 - the approved plans. Its described as a change in the elevation the entrance is situated in, but from the plans it appears as if the development's footprint has increased as well (but I may be misinterpreting the plans ....). I assume construction which is well under way is to this new layout.
I'm going to continue to stay well clear of this one at least until the condition 2 variation application has been approved.
