All that Land Registry figures show are the average prices of recent transactions. If cheaper properties are still selling well but more expensive properties (where stamp duty is now astronomical) are hanging about, or not even being marketed, then the latest Land Registry average will drop. But that doesn't mean the price of any particular house has dropped. I live within 10 miles of Sandbanks and the local press would be full of it if prices there (or anywhere in South and East Dorset) were genuinely tumbling.
