ISTM a challenging plot and not sure that the proposed layout will make it very sellable. Which leads me to think; should I always ask the question: given the info provided am I prepared to stay in till the end? Does anyone ever use this as a yardstick on FS?

With the borrower having no investment in the deal, land 100% paid for by the loan, building materials deposit to be made and Japanese Knotweed issues I wonder if there are lessons missed elsewhere (Cumbria)? I guess time will tell.

Agree with the above that this seems somewhat ambitious
I read
Can any developer who has actually had this problem comment as it seems a very low estimate to me - I have heard that this can be an amazingly difficult and expensive thing to treat.
May have a nibble but only for the initial tranche as I can see the developer coming back for more.

update
I note the construction is using SIP panels - I have never used these and I don't think they are very common in the UK although growing in popularity due to their green credentials. There are pros and cons with using these e.g. quick to erect so saves labour but has the owner access to the relevant skills such as a specialist structural engineer who can work out the load bearings etc.
The Japanese knotweed has to be recorded with the authorities and lodged with the deeds
so allied with non-standard construction I am going to pass on this one.

Ah..well you'll just have to grin and bear it I'm afraid  ..as it happens its around 32 here in Blighty..(with an F ) well it feels like it but to be fair for mid winter ive endured far worse..dont get sunburnt now will you as you missed out on this loan, given any thought to changing your moniker to 'unlucky' ?

OMG ...so have I.. take it you're not the owner hiding out in the Maldives ...what an utter farce that is...how FC could be so naïve is hard to fathom and the fact that those last funds have in part, enabled them (someone) to carry on trading at the Eastbourne hotel probably hurts me more than anything. We all take responsibility by the very nature of reward against risk but for that one particular loan FC were completely hoodwinked (and took actions despite concerns expressed by lenders at the time)...and should take responsibility. You're probably aware that the drum is kept beating by one or two on the FC thread...it seems like the receiver has had ages now to get to the bottom of it all but I dread to think what might be left after all the costs are tallied up..whether 'he' will point fingers at anyone remains to be seen but my hope is that FC will try and limit the damage to its 'reputation' such as it is and recompense those of us affected..im probably away with the fairies somewhere but its my shortest straw.
