At first glance I was not over-enamoured with this one (yet another DFL) but looking deeper it does seem to stack up well with realistic pricing and it is quite small compared to most of the 'recent' offerings around.
Even making the (usual) adjustments for low contingency/finance allowances there does appear to be a fairly healthy profit c.£300k, allowing decent headroom for those 'unforeseen' events.
Is there anyone living in that neck of the woods that can verify the 'valuers' claims regarding a ready market for these properties?

Falmouth is a busy and vibrant place. Plenty of good places to eat and drink. Looking at Rightmove theres a few properties for sale in this bracket, but not that many considering the size of the town. I guess the market is fairly well driven by people moving out of the southeast and buying something bigger and nicer. Also there is the increasing 'work from home and commute up to the cities as seldom as possible' brigade. so probably no massive downside risk here.

They are coming a bit thick and fast at the moment - but I suppose it’s better than the never ending large DFL tranches

It seemed reasonable with although I'd like to see aesthetic of plans. Will people want to buy them?
House price change owing to increase in base rate, or what are the government proposed new build estates in that location? Heard R4 prog about where prices decreased after new estates.
Perhaps see on Cornwall live, "built and planned in Falmouth and Penryn" .... Not looked up each development date etc.
