Tuesday 27th Feb 11am New Investment (though old loan 7027352655 closing )..cant find an old thread in DD or open £60K @ 12% LTV 29%....£500 restriction should be fun trying to log in

Really disappointed with fundingsecure here.
Built up a decent slice buying at a premium on the secondary market and now they are not allowing renewals when they have done in the past on increased loans.

It will be the same in 6 months time I guess as they clearly don't have the means to pay the interest (unless it sells before) ...so little point buying the new loan up at premiums on the SM.

(It's 5635171703 for the benefit of future searches) Cheers...can never understand why unknown..cough..posters do that..dont they know everyone likes to be spoon fed ..Now with my business bowler on, as FC have not included any info with the email...and as the servers will probably be requiring CPR at 11am..so there wont be time to do any DD..can you shed any light on this property...where its at in the refurb process..what its likely (or anticipated) value will be etc etc. I'm presuming with a LTV of 29%..and its location, its probably worth a nibble.. New2p2p...you are a tease...that number was a red herring..smart move but not smart enough worry ye knot..ive found it

At £500 max, I'm really not sure it's worth any DD upfront, just in case you can't log on at 11am. However, there is a link in the platform details that shows the condition of the building when the borrower purchased it, which may be of some assistance. It's counter-intuitive, but look in 'Available Investments' and scroll down to 'Investment opportunities coming soon' Ok...yup ive seen it listed...so have FS got their lingerie in a twist...in the all loans thingy..your number has loan completed against it, whereas the number I gave 7027352655 is Active and has the 6hrs update ago tag ..talk about confusing

I'm mildly miffed too that I can't participate in a renewal, plus I'll be up in the air at loan launch time so no chance for any FFF. Mind you, I'm heading to UK and there's snow forecast so....guess I will be around, delayed for yonks? Or, will get halfway there and diverted to the other end of the country Anyway, this one is on RM, and looks very tastefully done actually IMO. Surprised it hasn't sold already.

My initial interest in this has dwindled a gnats..what I like is the buildings façade and historical provenance and a touch of charm with its two upper floors..but other things worry me more than a gnats. The central location with regards noise (day and night)..the all electric heating..(presumably no open fires looking at the chimney vents)...the sash windows (both noise and insulation). No parking at all is a big turnoff in this mobile age and as for the "tasteful courtyard"..that's one way to describe it but not the words I would use. Also I cant help feeling that the basic kitchen units scream Homebase (or some such) at me. I don't think ive ever seen a kitchen sink so small..To me it gives the impression that where they could possibly save a fiver, they've actually saved a tenner..btw good luck with getting any sizeable furniture upstairs Maybe a very small nibble...maybe... but if I do it will be a calorie controlled one. Outta time tonight but the email regarding the bungalow at Broseley.. Shrops..is on RM for £209950 ..so 3 loans all timed for 11am erm...geez..today

Any ideas how long its been on the market at that price unsold Sorry just saw this info in DD Central So take out a loan to sell the property - again wow mind boggles.

Two recent updates from FS:
19/07/2018 - We have had confirmation from the borrower that the property is under offer and the sale is currently expected to complete prior to the expiry of this loan. We will remain in contact with the borrower to monitor progress of the sale.
08/08/2018 - We have had confirmation from the client that they have accepted an offer to sell the property subject to further works being carried out against the security. We are currently reviewing the borrower's request for an additional loan to cover the cost of these works.
This is fairly typical of FS. The first update raises our hopes that the loan is going to finish within the term of the loan, 29/08. No, it’s not. It’s going to drag on and require an additional loan. There is no indication of what works are required. Maybe, it would have been better if the owner had reduced the price instead. That would be no problem as it’s a low LTV.

On second thoughts, perhaps I was too quick to criticise FS. It may be that the buyer's surveyor found a problem that the buyer asked the borrower to fix. It would not be a surprise on such an old building but one could not expect FS to foresee it.
