I wanted to get in touch to discuss a new product launch that we will be rolling out soon.
We are calling it Easy Exit, name subject to change… feel free to post any name suggestions, if we like any suggestions we may rename Easy Exit to your suggestion. The chosen suggestor will be rewarded with a complimentary small shareholding (£50) in the new product.
Before I get into what exactly it is and how it works I’d like to just touch on why we are offering this product. One of the biggest concerns that we have heard back from our users and indeed others in the marketplace is “how do I know I can get my money out?”. This is a really legitimate concern that many property crowdfunding platforms have only partially tried to address with their given resale market models. Now, resale markets do work, and we have seen in our recent launch of our resale market that people have got their money out and been able to exit (much easier, we think, than they might in a traditional buy-to-let situation). However, there is a distinct lack of certainty of timing, and we understand that timing can be the difference between successfully navigating yourself through a financial rough patch or finding yourself in a personal cash flow crisis.
Step in Easy Exit. This is a property (*) where you can exit at within 3 days of listing your shares for sale. How does this work? With the help of our backer, The Parklane Group, we will buy back any shares listed for sale within a three day window. We will be charging the seller a flat 3% fee of the sale price for providing this service.
Some key points on easy exit:
• Easy Exit will only be available on one property (*) initially; we will continue to operate the normal resale market on other properties.
• You will be able to easy exit at any time at the latest share price dictated by the surveyors’ most recent report, including whilst the property is still funding.
• Easy Exit property shares will continue to have the normal 2% fee for the buyer.
• Initially we will trial the easy exit on our first property for three years, and we will extend the guarantee beyond this if it is successful and popular.
• This is not meant as a replacement for normal investments, but as a product for those who need more flexibility.
