Hi all, I hope to be going on my monthly trip around some of my investments on Tuesday after committee meeting or Thursday. Are there any other sites in the vicinity that you might like me to look at? If so let me have the postcode and I'll fit in what is possible/practical.

In the absence of any other requests my tour earlier today took in the usual developments starting in Hightown where the plasterboards remain outside under a tarpaulin and the only apparent change were some new boundary fenceposts. Next Darmonds Green where some work has been done, precast concrete beam and block floors to last two units, and two men on site loading scaffold with blocks for first floor lift, but progress abysmal and unable to justify the financing costs.

Disappointed not to see any progress in Camden Street nor Beresford Road even though IIRC both plots were reported sold, the external works remain almost untouched.
However, although still locked up behind perimeter hoarding Charter House does, to my experienced eye, look to be on the verge of completion, and Development in Heswall moving onwards with some machinery on site to prepare for external works.

So, before getting involved in the annual round of seasonal lunches, it was time for a six pack site inspection before the shutdown for the Industry's annual Chistmas shutdown.
1. Ruscombe Road.........continued impressive progress towards an early completion and exit.
2. Darmonds Green........almost a case of deja vu as very little has changed since last visit except a new builder has started work this week. Chatty foreman plus gofer and gang of bricklayers working on Plot 1 at first floor level. Site office and facilities expected later this week and an invite to full site inspection next time if I have hard hat, boots and safety vest!!
3. Newsham Park...........Not a lot to see but full external scaffold erected since last drive by and new replacement windows evident.
4. Camden Street...........Definitely deja vu this time if not actually a time warp. The steel frame pictured last time looks very naked!!!
5. Beresford Road..........Relieved to see progress here. Drainage completed and backfilled, stone base in preparation for pavings and screen walls completed. Workmen active inside the right hand property and completion maybe end of February.
6. School Lane,Wrexham.......not a FS loan but actually AC. Progress is excellent, in fact owners (Plot 1) moving in end of this week and understand from foreman that all properties are now sold.

Camden St. smells like something is up, possibly going the same way like the H****Quay loan at Lendy? Deposits taken and then actions stops!

Two months on from my last tour, and today's 200 mile round trip takes in eight sites that I have either invested in or exited from and retain an interest to determine if exit was the right decision.
1. Ruscombe Road...............
Continued good progress towards an early completion. My view is that it will be 100% complete by end of March.
2. Darmonds Green Road......
Guided tour from Site Agent that I met just before Xmas which was his first week since replacing the previous Contractor.
Impressive performance despite some severe weather delays and showing signs of a structured approach to housebuilding.
Claims to be complete by June '19. Workforce 3&2 bricklaying gang plus 3 ancilliary workers. Operations to be handed over
very shortly to his assistant (see below).
3. Camden Street..............Work to re-commence shortly when the Site Agent transfers from DGR
4. Newsham Park..............
.First impression was that very little had changed apart from the removal of scaffold but then met a local operative who confirmed that
work had been completed on the window replacement and roof repairs and was now concentrated internally with six more weeks work.
That may be six weeks for his team rather than six weeks to completion, not clear but suspect the former rather than the latter.
5. Beresford Road..........
Continued progress but slowly and mainly concentrated on the right hand property. Doors and windows now appear to be complete and perimeter fencing well in progress but not much site presence and external works still unfinished.
6. Heswall property...........
Work complete and looks impressive.
7. School Lane, Southsea, Wrexham..............
Known on AC as Butler Builders and progressing well with at least eight operatives on site. One block finished and partly occupied before Xmas, one more block has brickwork complete and roof timbers in place though not quite ready for tiling. Middle blocks are part complete say 50% of brickwork. @ecg Retaining wall to School Lane which is integral to the stairs on the completed units has been built but couldn't access to photograph except from great distance from the school yard at the raer.
8. Weston Rhyn.........
Most disappointing of all the visits, no site personnel, though all three units are substantially complete. External works on Unit 1 are in progress, some tarmac has been laid, but not complete.
