If you go to the loan parts page, enable the advanced filters and select 'show only loans that are asset secured' then the property loans are not shown. I thought a loan secured by a first charge on real property might be considered asset secured. Clearly the tick box is not supplying the secure options which the lender is presumably seeking? Some subtle problem with definition or the more usual problem? FC's property business manager should be keen to change this to help clear the SM.

I don't think the property auctions are classed as "secured" when listed, they are given a third category of "property" If you go to the buy loan parts page, and click "Only show loans I don't have exposure to", it shows you ones you have exposure to, and at the same time, how much that exposure is. I end up having to rely on "Don't show businesses I already lent to" instead, as that works. Reported months ago, no fix in the works. I guess it's only a filter, it's not like it will mislead you into buying loan parts and getting excessive exposure to loans you specifically excluded. I'm thinking these advanced filters aren't very advanced.

I rather think the tick box should distinguish between unsecured and secured loans. There is another tick box for loans which are quasi-secured by director guarantee. At present the property loans are treated as unsecured - which is daft. When fixing the advanced filters I would like a box to exclude businesses in Wales, and on the other account I need a box to exclude businesses which trade in animal products.
