Looks good enough on paper , but the age old question - can we trust the valuation ? I think the way to approach it is consider the investment yield generated by the rent. If it is indeed to be opposite a new tourist attraction, then void periods should be relatively low. If we say that we would like to achieve a sale price of at least £125k in a default situation (to cover accrued interest, fees etc), a market rent of £12,500 pa would be needed to achieve a 10% investment yield, or £10,000 pa for an 8% investment yield. The VR values a 15 year lease at £15,000 pa. In other words I'm basing my calculation of the firesale auction value on the price needed to achieve an investment yield of around 10%, so the remaining variable is to consider the plausibility of achieving a lease at £12,500 pa.

I think it looks ok. I noted: "There are damp stains toceilings, particularly at the rear of the property along with damp sections to lower walls, suggesting rising damp or leaking internal water bearing pipes"

It's been going for a couple of months now...and getting worse!
