Couldn't find a thread for this.
"This is the second tranche of a total facility of £1,298,500 This tranche is for £115,000 and is being used to continue the development work on the site The first tranche was for £188,500 and was drawn down under loan ref 7070269899."
Is it me or is the plot size missing from the valuation?

Did this 2nd tranche appear today..? if so I didn't get an email about it or its been trashed..anyone know when email was sent ?..pedantic I know but is the road name mis-spelt in title bar ? Edit...I did get an email...and I bid on it..didn't recognise from the first loan where the building was still standing ..bloody difficult driving up the M3 and doing office work at the same time.

A large amount of materials have (has) also been purchased and the timber frame ordered.
Until we see proof of this timber frame then it is simply "Hello Smutty Stick" for me. Also will be better placed to judge the market once we know what is happening with the Formby development. Allied with this the UK housing market seems to be cooling.

The plans accompanying the planning application show 3 buildings. Stood in S**** Close, left to right these are a pair of 3 bed semis, a block of 4 apartments (2 on each of 2 floors) and the side elevation of a block of 15 apartments (5 on each of 3 floors), which fronts onto Rusc**** Road.
Photos taken 12pm Mon 3rd Sept. Lots of activity on the 3 storey block with the roof being tiled (c. 40% complete). Scafolding has been removed from the pair of semi's. Confusingly an estate agent has slapped two off "3 bed semi for sale" notices in front of the block of 4 apartments not the pair of semis ! There is a large green open space on the opposite side of Rusc**** Road

Looks like this development will be refinanced soon and plenty of -1% discount on SM! Strange. Normally these SM -1% discount would go within a few hours.

I'll probably help myself to some more of this project once I receive the LR alert that tells me the refinance is actually underway, and who the refinancier is. However, for me some of the more recent tranches at lower discounts offer better value once the inherited tax liability is factored in.
