I noticed for the renewal of today's Rolex the rate has dropped from 13% to 10% (albeit for a slightly reduced LTV), so I did some analysis of how the rate offered on bling by FS has changed over time and this if what I've found: Year Ave Rate ----- --------- 2013 12.72% 2014 12.67% 2015 12.38% 2016 12.28% 2017 11.81% 2018 11.28% I've defined bling as anything under 20k (which is going to include loads of other stuff too but I haven't got time to manually categorise every loan ...however I think you get the point) Rates of 9% and 10% used to be the exception ...but they are very much becoming the norm for bling - although unbolted have recently cut their rate too so I guess this happening across the board

I suppose 10% is not too bad when others can offer cheaper rates else where

These things fly out so fast I'm surprised the rate hasn't fallen further faster. If I was selling bananas and I got mobbed by screaming housewives every time they got the faintest whiff of one I'd probably reconsider my pricing strategy.

I'd rather get 10% with say a 90% chance of full recovery than 14% with a property junk bond with say 10% chance of full recovery!
As I said before *unding Circle went into the property market but made several gross errors and despite the spin nonsense they told us, they exited this market as it was clearly a non-starter.
FS seem to be making even worse errors but seem to be just ploughing on whilst hoping it will be OK in the end - when FS I would wager it won't! If FS had stayed in the market they knew they would get a lot of my money but now I am rapidly reducing my holding.

UB with automation of investments, good deal flow, effective and timely default handling or FS with FFF, SM if you need it, and slightly higher rates.
For these smaller investments, set it and forget it gets my vote.
