Another small, half-decent looking residential development loan tranche, but FS had set no bid limits so it was gobbled in seconds. I told them it would earlier this morning but they don't listen. Daft.

these platforms are not clueless when it comes to getting money in to these loans. the clueless comes when its time to start getting it back on time and with the interest stated.

Development of 2 pairs of semis. Not really Wakefield (nor Pontefract), actually the village of South Elmsworth. Just a few minutes walk to Frickley Country Park (a former colliery with over 7 miles of footpaths and cycle-ways, and brilliant views over the surrounding coutryside - I walked a couple of those miles myself this afternoon)
Photos taken today (Fri 7th Sept) at 4pm. No signs of any workmen. The first pair (righthand side looking from the front) are largely complete externally. There are still open trenches containing the drains, but the rear gardens have been turfed. No advertising hoardings. However the second pair are only up to ground floor ceiling height.
FS update today "Work is continuing well on the site with the first two properties nearing completion. The client has accepted offers for both of these properties and will be exchanging contracts once the houses are fully completed."

The rear gardens of the pair still under construction contain a couple of prefab sheds/garages.

Recent updates from FS describe the progress towards a sale to 'the local housing association'.
The website of a local housing association is now listing the 4 houses of this development as coming soon - in a box marked March 2019 (link on DDC for those with access)
So hopefully a reasonably timely exit beckons for this loan.

A LR alert a short time ago could mean the purchase is getting close .... search lodged against the title by solicitors on behalf of the housing association "To protect a pending: Purchase"
