It does seem to be - as with all these fraudulent lendings/valuations - that the final returned to lenders is 50%. (If youre very lucky!!). In other words, theres too many properties that return 50% of what the 'valuations' were. I find that suspicious. And troubling. To say the least. I will refrain saying what I actually think it is. It's funny, innit. If a valuation is out by a large margin, then it is not a valuation at all. And a great part of the loan book seems to be plagued by this problem...

. damn right - I think most of us have our theories as to what was actually going on here - I am sure the truth will soon come out and it won't be pretty! Dear Adrioz please enlighten us as to what number is "Too Many". I take it that is a very very small number < 3% -5%
I'm sure you can list them if that number is higher out of the Hundreds of loans that have paid back to Date.

If you look at the valuation, it seems that the premises looked to be full-ish, rental net 80Kpa, the valuation on that basis seems reasonable. Maybe the truth is that the rentals were a lot less than advertised?

surely not ! I think the final rental income was zero as this was sold empty...also what happened to the rental income!
