fundingsecure - I'm possibly mis-reading what you've written but it would be helpful if you could clarify which asset will be first charge and which will be second charge.
In the main loan description you say "This is a 6 month loan secured by a first legal charge over a 3 bedroom property in S******* Avenue, Halifax and a second charge over an additional property in the same road."
Yet on the assets tab you state the 3 bed property has an existing first charge and is currently owned by the client. Intuitively it would make more sense that the 2nd charge is against the 3 bed property, and the first charge against the other property that is being bought and planning to convert applied for.

Now corrected on on the loan description to show the 1st charge on the property being bought. Thanks fundingsecure

Am I missing any info/report/valuation of the Nursing Home? Scroll down the assets tab - its listed second, as the loan listing had been erroneously constructed with the 3 bed property as the main asset

Planning to convert to appartments has now been applied for. Link is on DD Central for those with access, otherwise search Calderdale Planning Portal with the post code from the VR (of the former care home)

Bought on the primary market, held to the end, and repaid on time. Very satisfying loan.
