Has anybody got any experience with Crowd2Let? I would be interested to hear from current or past investors. The website looks good and well set out and the business model looks good in theory. They appear to have the FCA Registration No:- FRN 743371which obviously offers little comfort

They appear to have the FCA Registration No:- FRN 743371which obviously offers little comfort There is another thread here: p2pindependentforum.com/thread/1037/crowd2letNo-one seems to have much to say on them (I bumped it almost a year ago to get more long-term investors' views, especially WRT disposal - shimself maybe can help?!). I have a few property investments and have also loaned a bit of cash to them at 12%. No issues so far, like others say the proof is in the property disposal (which I haven't lived through yet). It's supposedly extremely tax efficient since the overall net gain is taxed as a capital gain on disposal - all the income is structured as a loan repayment (for the equity; obviously the 12% loans attract interest). The guy over there is very friendly, send him an email if you have queries. At a basic level, it seems relatively low risk to me (well, as risky as buying property in the North East) - the properties are owned by the companies they're meant to be owned by and the shareholders at CH include investors as they ought. People may moan the fees are high but unless you have the time to take on BTL yourself and live somewhere near by these kinds of platforms seem to be the only real option. The barrier to entry is much lower than Assetz Property so diversification doable, plus the properties aren't new build and don't feel like the purchase price is too inflated.

Current status is "Appointed representative" on FCA register.
