I will view the details of the new development opportunity with interest uown , but is it not a bit premature to call the previous development opportunity a 'great success'? I sincerely hope it will be!

Hi Kaya, Village street is now up for sale on the Market with an estate agent at the price we want, just waiting for the right buyer now. With the property let out for next year and in an attractive student area we are hopeful that it won't be a difficult sell. For our latest development 'The Bakery' you can find out all about it here and even download a brochure on the page. The top level summary is: - 12 One Bedroom Apartments
- 11 Month project term
- 15% project return
- £400k UOWN contribution
Happy to answer any questions.
Best,
UOWN

Hi uown, I know that there is an update for this on your website as I received a link via email, but I wasn't able to find it purely from navigating the website. Please could you add a link to any updates to that property's page to make it obvious that updates exist, and to make them easier to find.

Hi, This investment has now gone live and is open to funding. Best, UOWN Am I right from reading the documents that the return will be paid as a dividend rather than capital gain? Thanks

Thanks. For me that rules it out as I have capital gains allowance to use but a 70%+ marginal income tax rate at the moment.

Am I correct in assuming that any profit from this could be covered by the £2,000 annual dividend allowance? I'm pretty sure the answer is yes, but would appreciate any confirmation. I have hardly any dividend payments outside of ISA's, so this could be a good way of using the allowance.

I would have thought so if it s a dividend from a SPV

I would have thought so if it s a dividend from a SPV Thanks, the "brochure" doesn't mention an SPV, but does mention that it's an equity investment in the development, and that the return is paid as a dividend. I'm happy to use that in defence of using my dividend allowance to cover this if questioned by HMRC. Obviously, this shouldn't be taken as financial advice. Just starting what I'll be doing 😃

Hi,
It's been 3 weeks and 3 days since we launched the Bakery. We are now on the final stretch of funding requiring only 14.3% more in funding, this equates to little over £55,000 in shares left. I know some people like to try and be the last in so that their money is tied up for less time. We are expecting fundraising to be completed by Monday next week.
This has been a really good month for us. We have raised a record amount of money for UOWN and we are about to close a £400,000 raise which is the biggest one we have done so far.
Members of this forum have been supporters and customers of us and we are really grateful for this. Furthermore, all your feedback has helped us improve our product and our service to the point where our investors have confidence in us to deliver them sustainable returns.
Thanks p2p forum, we are really glad to be able to share this journey with you and to help you invest in property.
Best,

Any views on the recent email offering a share for share exchange to get rental income whilst the properties are not sold ?
