I've been with uown for a year now. Loan flow is very light, but I'm happy with them so far.
My XIRR is currently 6.76%, but this is likely to be understated, as there's no profit on some loans until maturity and I don't account for accrued profits. I prefer to be pleasantly surprised later, rather than counting unhatched chickens. Uown's forecasted profit for my account is 13.81%

Rental yields are consistent, good performance here, but first development loan offering (village st) now looks to overrun the target completion date, and probably by several months I suspect. With the final outcome of this still uncertain, this is not helping confidence in their latest offering.

I originally choose to invest with Uown due to living a couple of miles away from the btl's and knowing of Parklane's experience in North Leeds.
I've invested in the btl's and had a good consistent return, along with the rental income going up slightly each year and a small gain in quarterly re-valuations.
I have only invested in V*****e St in terns of refurbs and although i'm disappointment the repayment is to be delayed, i'm pretty confident it will come within a coupe of months and hopefully at a slightly higher return, which will make up for some of the delay in repayment.
Looking at the new B****y refurbs, I suspect they have allowed a longer sales period on this project as to avoid the issue seen with the first refurb project.
Overall happy with them, so will likely continue to invest with them, unless I purchase my own btl in Leeds.
