The Q&A reveals that auctions are not dead, merely restricted to underwriters !

One of the directors has a rather more chequered history than the credit report suggests. Directorships by the dozen (almost) for companies that appear to trade very little in a wide range of goods and activities. A versatile lady.

Whilst there is a big play on the List X (by the way it is 'List X' not 'Listex') status of the building, my personal view is that it adds nothing to the value of the Asset and potentially has a limiting factor on potential future tenants as the businesses will probably need to be compatible with that status.

Not really; the status covers what may be kept in the building or what activities may be carried out. There is no implication that anything particular must be stored there or that any particular activity must be carried out. You could think of it like owning a mega-super-strong safe - there's nothing to stop you just storing your chocolate in it. On the other hand, those companies who do need the additional security features would pay handsomely for it, because it costs a lot of money to make the necessary modifications to a building without them, and takes time. Edit: And now I've looked at the loan details and seen where it's located ................. 'nuff said
