How many times over will this little one be? It makes no difference. All sub-£1m loans are filled bottom-up so just pre-fund how much you'd like. Everyone gets the same figure, unless they ask for less than the maximum allocated.

I wonder if the 'tiddler" will still go live today.
I know loans sometimes do go live fairly late in the day.

I wish/ hope they would upload the further valuation reports, as the exsting one tells us very little. Acces to the plots looks like it could cause some headaches and unforeseen expenses, and I would like to see if the report clarifies how exactly they plan on doing it.

cooling_dude is probably busy with his day job in this warm weather.  It's under a million, so we won't get much anyway. I thought by the time I had typed up a general alert that there would be s new thread complete with the normal expert due diligence etc. :-)

Have a look on the usual property portal for all of these. I looked at one but the management fee put me off.

It's waiting on repayment of PBL58 which was expected to happen "within a week" a week ago. And a month ago. And two months ago.

I'm surprised there is any of PBL058 available on the SM. When it rollsovers into a DFL there probably won't be much extra available for pre-funding, certainly not likely to be the £6m quoted.

That's why I'm holding onto my parts, but I do wonder exactly what would happen to those parts if, for some reason, the DFL never materialises. If it's because the borrower decided to get their DFL from another lender, then PBL058 would be paid off and the only problem would be how SS investors redeploy the £3M repaid. But if the development idea was to be abandoned, what would that do to the resale value of the land?

Once the dfl has a reference and / or announced go live date, I might reconsider.
