It would be nice to think so, but I suspect it's simply a response -- thank you, savingstream -- to observations here about the difficulty in matching the upcoming loans mentioned in the Friday updates to those shown in the website Pipeline. The added info should help that matching.

Someone observed in another thread that land values will vary greatly depending on assumptions made with respect to planning 'aspirations' and potential permissions. As such, ISTM that lower LTVs would be appropriate. Two of the Pipeline loans have LTVs of 40% or less, so that's good, but the £3M loan is shown as having a 64% LTV and that's not going to help encourage investors at all.

I think the 3m loan is one of the two that SS were asking for 'Underwritters' to become involved in, with a minimum investment of 500k... Oh to have their kind of problems as to what to do with all that spare money... But then I've got my health and good friends so all is not as bad as all that.. |

I would have thought that 500 acres of woodland in West Sussex was worth more than £1.87m. I look forward to reading that valuation.

Well, it was worth over £2 million when it was in East Sussex in last Friday's SS weekly update. Guess woodland in West Sussex is cheaper!  |

Presuming it is in Sussex... somewhere (I'm sure they'll track it down eventually) then I agree £3740 p/a sounds quite reasonable, I wonder if there are a couple going spare? (well spotted paulg)
