Oh no it hasn't.. fell for it again, :- Well it is early in the morning I've been hanging around waiting for a decent SS loan for so long that i'm now making my own pbl no's up. you're right it was the address number, not the first time I've fell for that.... Doh.

I am sure like me everyone reads all of the threads but just in case the above was a post from SS on this thread.
Hopefully it gets a bit busier shortly but I am guessing most will be lower interest rates now SS have started dropping the rates

Hi I received this in answer to an email re the farmhouse and potential to live before "Winterfest" - "The B******** F*** loan is currently in legals, if all the legals are completed then we are expecting for the loan to go live before Christmas, subject to the borrower and security meeting the lending criteria." ..and 12% HOORAH! I can't wait to get my hands on the alloted £14.75 having pre-funded £2,500!

Lots of new pipeline loans ... None of which are 12% No new money from me then. The risk profile hasn't improved and these are being priced for lender demand. There are better options on other platforms.

That Castle has popped up many times in my DD for some many FS loans... to be fair it's a nice looking castle no takers in 2 yrs perhaps not the hideaway celebs are looking for (and other such guff in various press pieces) looks like default zero prefund will be untroubled and likewise with yet more student digs from p2p's favourite busy builder

Lots of new pipeline loans ... None of which are 12% At first glance the Bradford and Gainsborough loans look the best of them. But the Bradford loan is to a borrower with several loans at MT and SS, so there are diversification issues, and as the SS loans are cross-collateralised one might prefer to buy one of the other loans on the SM at 12% rather than this at 11%. I'm assuming that there will be additional tranches and that the headline LTV is misleading. The rate of Gainsborough is low, but so is the LTV, and at first sight it looks as if the property should progress smoothly to development. The Ebbw Vale site looks better than the last Valleys property, but at 9% I would want to take a good look at the exit strategy. I don't trust valuations of expensive residential property (Suffolk). The Welsh "Castle" requires a closer read of the documentation (and a search of the FS board?)

So basically same type of loans, same type of risk but knock 1% off.
Maybe if they want more loans they should take the hit rather than transferring the risk to me seeing as they have had and always will have 0% risk.
No way investing at 11%, off somewhere else.
