Today would be nice Well I suppose it would be nice, but surely I can't be the only lender to have noticed that the valuation is 12 months old, and it says £8m not the £9.5m stated by SS. Perhaps I have missed something. I asked a question about this on the loan tab a few days ago now, but no response. How does SS respond? By email or on the website?

It will result in about 65% LTV from what I understand. Edit: Re question - I cannot see your question. I was expecting the Q&A to be available for everyone to see.

If it hasn't changed since the beta site Q+A test, the response will appear on the website, along with the question, which is hidden until responded to. I don't remember getting the response in email form as well, if I did I've deleted it now.

No, I can't see my question either (let alone a reply). Perhaps SS doesn't think it matters. based on recent experience the loan will be dramatically oversubscribed and if anyone doesn't like it they can sell afterwards. This is a big one though; it might not work out quite the same this time.

This is a big one though; it might not work out quite the same this time. I wouldn't expect a £5+M loan to be oversubscribed, so people need to be careful with their pre-bids and not ask for more than they really want. While the built-in priority for sales by retail lenders means it's usually possible to sell parts even when there's a lot of a loan still available from SS/underwriters, if everyone gets what they want via their pre-bids there won't be a lot of unsatisfied demand to sell into. In the past, SS haven't released all of a large loan at once. In the current situation, I'd expect them to start by releasing enough to satisfy all pre-bids in full plus a bit more for others to buy, and then release further parts as the amount available approaches zero.

A valuation doc for the farm went up a couple of hours ago, plus another new pipeline loan.

savingstream , you have a typo in the Newmarket Farm loan particulars - "ASSET VALUE £1,185,000", should be £1,850,000.

I was expecting the Q&A to be available for everyone to see. I asked SS about the Q&A and they replied "If we determine that the question is useful and would benefit other investors, then we will publish it to the q&a section." So it's all at SS's discretion ..... Have just asked a question about the "farm" so it will be interesting to see if it actually appears publicly.

Yesterday at 1920, I asked a question about PBL036... Today at 1258, I received an email in reply... That's the good news. The bad news is that there's still no sign of my question or savingstream 's response in the PBL036 Q&A. Do SS honestly not think this Q&A "is useful and would benefit other investors"? If so, I have difficulty imagining what they would consider to be worth letting others see.

Perhaps what they mean is that if they receive the same question from multiple lenders then they will post it. So if you have a question post it here and ask others to post to SS too.
