At least newbies will find it easier to get invested this week. And then some! There's about 35 different loans listed at the moment - about £90k of the four farmland, getting on for £20k of five of the six convent loans etc etc. Some rarities popping up, too - I've just about doubled my holding of the two Welsh nursing homes that are coming up for DFLs. I think the initial frenzy's dying down - it seems to be settling down quite a lot.

Hey cooling_dude , what's keeping you with the DD on the flats? Give me until midnight... I'm sure CD will give us his valuable thoughts after a couple of stiff brandies but in the meantime I'm worried about a line in the valuation for at least one of the leasehold flats: 'You have instructed us to assume that the Property is held on a long lease'. I'd be much more comfortable if SS didn't try to artificially jack up valuations and instead took a neutral or pessimistic view.

And I hope that part of SS interest from tomorrow's loans will go forward upgrading to a more powerful server. Come on SS, do the right thing as you've done so many times in the past !

Just in case you hadn't had enough, we have 3 new loans in the pipeline, two in Manchester and one in Luton. All are at stage 2 but have had PBL numbers already assigned. cooling_dude, over to you!

All the three new loans seem to have the same sentence can anyone explain its meaning please. ' The borrower is using the bridge to refurbish the property and looks to refinance and then develop'.
Why would anyone spend money refurbishing a property if they then intend to develop it ?

Probably both the borrower and SS are happy with funding equally each of the loans at 58%
