As we approach Christmas Day, I wanted to personally thank you all for supporting AC in the last 12 months. Without the feedback and encouragement from our first few customers and then the growing number of lenders, we wouldn't have the platform we have today. You have been a great help in shaping us and I hope you will continue to give your feedback through next year.
Have a peaceful Christmas* and a prosperous New Year.
Andrew and the Assetz Capital Team
* we have a number of loans planned to go live over the festive period. You've seen ET 100 times already and what better way to digest your Christmas Dinner than consider an 10% return on a property loan??

Seems to go from open all hours to a 2 week close down with many a business.

Likewise a big thank you to you and the team - Dominic, Chris and Mark (and others?) I hope you get enough time off to enjoy 'Winterval'. (I trust none of the loans will be going live on Christmas eve, as I always have my hands quite full then, and can't use a keyboard with thick gloves on. Ho Ho Ho.)

.... and best wishes to yourself and the team.
Now I'm very afraid, I work with stuff that you really don't want to go bang!

Will it have a short fuse, or a long one? Full marks for that question! But seriously, I can't recall ever having seen an opportunity with a long fuse. Wednesday's opportunity is a case in point -- it goes live in a few hours and we're still waiting for the monitoring surveyor's report and the full credit report. I really don't like the pressure caused by data arriving at the last minute. It's just not appropriate for a business that suggests "...investors should seek their own advice before bidding" and "Lenders should review the full credit report before deciding to bid..." On a related note, I'll say that a day ago I submitted questions asking for an update on the status of the missing reports and whether another postponement of the starting time might be on the way. Not only do I not have any answers yet, but Assetz haven't acknowledged in the Q&A section that the questions have even been asked, despite having had a full working day to do so.

Mike - I will chase with our team as to why there has been no response, but take it from me I do not find it acceptable not to respond. It simply shouldn't happen.
On a question of the information. The problem has been confirming there is a Construction Design and Management Coordinator in place, which is a legal requirement for all builds. I'd seen evidence on site that the laws were being followed but no documentary evidence of a CDMC being appointed. I've now seen this and we are finalising the report.
Again, we were in the hands of 3rd parties promising information and not delivering. I'd rather delay an auction start date than do the auction and delay drawdown.

I'd rather delay an auction start date than do the auction and delay drawdown. I'm sure your investors and underwriters would prefer that as well. Thanks for the other info. And I note that the Q&A has been updated.
