Just been talking to a German friend.
At the start of covid ie April 2020 they took in a friend of their daughter as she had just been made homeless, and they couldn't see her living on the streets ( little did they know at the time ). This girl has taken advantage at every opportunity and within weeks proved to be a nightmare, stealing stuff and wrecking things the German Government wouldn't let them evict her during covid, despite her refusing to contribute in any way ( she is working and earning decent money ), things got so bad they put locks on the fridge and freezer as she would take packs from the freezer use a small portion and just leave the rest on the side.
Last week after much trouble he finally got an eviction order, he can have her removed at the end of March, so basically she will have had 4 years accommodation rent free.

Sounds like they created a legal tenancy either accidentally or through exchange of money. Real estate agents are relatively expensive in Germany and often property owners skip due diligence processes they should really be following at their peril. I knew of someone who decided on just references over full background check...ended up with a family where it turned out dad had served time for murder and refused to pay 1 month after moving in. Unsurprisingly nobody wanted to go round for doorstep negotiations 😁 and of course it was too late to enlist an agent to support the process. Took 2 years to get them out and I seem to remember a cash incentive was involved. On balance the German system is far superior for stable rental market though, allowing it to operate as a genuinely viable alternative to property ownership (both for tenants and for landlords via tax system).
