Sorry B voted again , ok the 800k is covered , plus it's interest , plus auction fees , AC slice on both loans. Well that will not leave a lot out of 1100k . We get what's left the rest to be covered by sell of a buy to let which is a security, but. 1 I cannot see any buy to let security property listed in the docs for our top up loan. 2 We do not know of the security of tenure of the tenant 3 If this is the exit for us and a known shortfall is going to occur why have active moves not already started to realize this asset. 4 I have a bad feeling over this one, the snagging will not be covered by AC which makes me wonder if this is not a minor finnish issues or something major and expensive which the borrower cannot fund and may have to take of the sell price to complete.

Id so, no enforcement possible) 2) True 3) Difficult to start enforcement action if shortfall isnt known ... AC has no enforcement rights for primary security (and possibly secondary) so they cant issue a demand until that is resolved and there is clear debt owed. 4) Hands are largely tied, AC/institutional has control via the CBILS, the vote is largely academic ... certainly the funding of the snagging is vague.
