Just started on PP a few weeks ago. With such deep discounting and revaluation within 3m, has anyone explored the investment strategy of buying and flipping shares after the major revaluation? For example, selling Clapham junction shares for 15-20% uplift in 3 months time and then repeat? There seems to be minor (estimated?) revaluations going on every month aside from the actual RICS surveys? Pretty impressed with the platform, it has to be said. I have not bothered flipping I would doubt many people would be buying much after the first valuation after all if they wanted it they would have preorderd it, you might get a few new people buying it but I doubt they would be buying much on the whole. I must admit I preferred it before they changed the site it hurts my eyes no so very rarely log in and have not invested any since, if you like PP have a look at Property Moose but they have no secondary market yet so if you are not looking to hold for full term or potentially longer give it a skip

Liquidity is indeed an important factor for me, so I shall give Property Moose a miss. The final 10% of the Clapham Junction listing filled within 4 minutes of official auction. Let's see how much of this comes back on the SM in due course..

I am sure some of it will be it you want liquidy I doubt will be that good as they charge 2% on all investments with the amount of rental payment you get that pretty much wipes that out , you might be able to sell on secondary market but I doubt there will be lots of people wanting to buy when then can invest in the new properties and get the gain themselves.
Once a property has been revalued and the amount that they got it less then then was worth has been taken into account the properties are even less appealing on secondary market.

I have flipped a few properties on the secondary market for big profit. I usually buy in chunks of 10k and sold one which increased to 13k and another to 12k. Took 1-2 weeks to sell each chunk.
That being said, I would not rely on being able to flip. You need to take at least a 5 year time frame to get your money back out at par.
I am extremely pleased with this platform and only sell to try and harvest capital gains allowance.

Numerous properties on discount at good value at the moment. Appreciate we have just had revaluation day this week but is this a trend with most properties being at a small discount or a one off eg people selling up for annual Capital Gains by year end?

My guess is that until demand seriously outstrips supply on the new listings, lenders would hold off on the SM for now - though I am seeing some properties trend towards their share valuation. I wonder if PP or somebody else would launch a share price tracker...

I just bought a £100 worth of a property that I missed out on for over 7% discount. or just over 5% discount after fees. it was only a few pence over its original offer price. With properties still having over 4 years to run people are happy picking up on the SM for long term gains. Although I doubt it will be the same with a year or so to go.

That quite a reduction in head count. So they had 44 staff and 54 properties. Seems to be another site with a stupid amount of staff. I expected them to have 10 maximum.

They were recruiting for a few jobs fairly recently, end of June -
Anyway, reducing superfluous "support" staff seems prudent. Same as ben, can't imagine what they'd be doing with that many people.
Wonder if they have (m)any new properties in the pipeline.
