The update for this loan does not look good...
Which loan are you talking about? That's not the update I see on PBL35 (which wasn't waiting on a buyer either)... ?

Mothball and extend term for 12 months! Isn't this just kicking the problem down the road? Surely it would be in the best interest of borrowers to call the loan in - unless there is a real risk that the value realised from a distressed sale of the security will not cover the debt and/or complications of trying to enforce a second charge. While I can see it is in the borrower's interests to extend the loan, I struggle to see how this is in lenders' interests and the rationale to compel lenders to double the duration of the current loan. What I'm I missing?

I know the area and I know the site, it's only ever been used for car-boot sales and an annual steam fair! Not one I wanted to hold to maturity.

It will probably be pretty hard to call it in as only a second charge if they are still paying interst to both charges as the first charge would probably be quite happy with current situation.

My understanding, based on information given in relation to some AC loans, is that a second chargeholder can instigate a loan getting called in whenever they like. The first chargeholder has the right to take control of how repayment comes about, but they can't actually prevent it happening, and if they don't take control of appointing receivers themselves (if that is what is required), then the second chargeholder can do it.
