what interests me on this one is the fact it was a 'fully refurbed' property when loan was given...but only limited access to valuer was given, and trip advisor feedback and the website shows it needing refurb internally and being refurbed externally......any thoughts? Any one been there lately?

Any one been there lately? I was in Swansea last week and drove past the Hotel. It was covered in scaffolding, so it seems that it is still being refurbished externally.

SS update on this from this morning which doesn't seem to have been noted anywhere else. "Overdue Interest payments received." 2 days remaining on the loan page.

This has gone on ridiculously long enough, this Borrower is so obviously pulling our chain and making utter mugs of SS and us.
I have just emailed SS to demand if full settlement is not received by close of business this Friday 23rd then to Default the Loan.
I'm fed up with these Borrowers, go hard with a few of them, establish that you won't be F'd with in the P2P marketplace, and watch 'em fall into line.
Job done.

It's likely not in SS or investors interests to default the loan at this point - that could crystallise a loss. If you're not happy with it just sell your loan parts.

My only retort would be that IF the LTV was honest and reasonably accurate in the first place, coupled with a rising market, there should be no losses to crystallise.
And I didn't think anyone would buy, but have just sold within 5 minutes!

And I didn't think anyone would buy, but have just sold within 5 minutes! At the moment anything and everything sells within 5 mins on SS! It's not so much that the LTV may not be honest but more the liquidity of the market. I can't imagine hotels in Wales change hands on a daily basis and a sale could take months or years to come about (you have to find a buyer, negotiate a price, the buyer has to get finance in place etc etc). A distressed sale would almost certainly bring in substantially less than the valuation. Add to that interest costs that will continue to rack up, legal fees, other costs, not to mention the work involved it becomes an entirely less attractive proposition - these all eat into the 30% 'headroom'. It's usually better to let things pan out (especially if the borrower is still paying interest) as frustrating as it may well be. Having said that I am well clear of this loan.
