Looking at the (currently linked, 01 Feb?) valuation report, I see: MARKET VALUE – CONTIUING (sic) OFFICE USE Our opinion of the Market Value of the interest in the property subject to, and with the benefit of the various occupational interests, and on the special as sumption of continuing office use, is: £3,275,000 (Seven million four hundred and fifty thousand pounds) Since when does 3275 read as 7450 ?? Moi? Dyslexic?? Maybe (youve spelt me wrong ) Spotted by someone in the other thread. Its ok at the bottom of the report. Maybe thats the c20% reduction we're all looking for

in fairness.. if you add the first figure £4,200,000 and the second figure £3,275,000 it does nearly come to (Seven million four hundred and fifty thousand pounds) its only £25K out, come on give em a break. and the floor area is 476.41 + 476.41 + 476.41 = 1,429.22 (actually its 1,429.23) bit pedantic i know, but a calc is a calc

Thought they had, its identical to the draft except there is now reference to the RCs in the assumptions. Clearly, there was either a previous valuation for c£10.5m/£6m we havent seen, or the valuers statement doesnt mean what we are interpreting it to mean. What hasnt changed is the valuation of the property in its current state, so the question is whether you are willing to lend on that basis, with a potential strong hope value increase after RC removal, full planning.

Perhaps your web browser has a cached copy of the old version (the new one for PBL088 would necessarily be on the same URL (or "filename") due to the way those URLs are constructed). The current document shows a 16 March 2016 date at the top of every page.

Both valuations I have access to dont have draft stamped across them and have the date of the valuation on the first page. There was an issue with Unit 3 that was still showing the draft version without reference to the RC but SS fixed that yesterday afternoon by redoing the page (now loan IP 190 not 178) Otherwise the two valuations appear identical to the draft ones.
