Not sure if it has been mentioned before, but this security is currently on Propertylink/ Savills for a "Guide Price" £495,000. Would have been nice for SS to have included this in one of their recent updates... At least it is for more then the loan which is a start.

Agreed; I see little wrong with this loan or the security and actually regard it as one of the less risky investments. My slight concern is with the SS updates. I would prefer them to be a tad more accurate.

So the conversion is not going ahead ? The pub is also advertised to rent at £32,500 per year

When the loan was launched we were told that a premium of £7,500 had been paid for the surrender of the lease. 100% for sure, this pub is worth only around half the rent being asked tops. I own a pub in Burslem, Stoke on Trent. Are you interested in buying it?

Repaid about half hour ago, small in the grand scheme but a good sign none the less. Anyone have a view why the other pub PBL089 launched around the same time has so much for sale on the SM ?

Three days left, and the update from two weeks ago says that the broker's trying to repay it on time. Have to admit, I didn't expect 91 to repay today! OK, it said "Redemption figure requested", but...

1. Only 2 days to go 2. A higher than average 70% LTV 3. Latest comment being that their broker is "trying" to arrange another bridging loan - perhaps less positive/definite than SS usually are, although it could be just that the borrower isn't stringing them along &/or that SS are learning to be more 'factual' with their comments(?)
There doesn't appear to be anything obviously wrong with the loan, but there are a lot of alternatives popping up on the SM that might be more appealing.

Why would someone arrange 'another' bridging loan when it is likely to be cheaper to extend an existing one? Is it because the brokers earn more from new loans than from extensions/renewals?
