It' been discussed that SS is more attractive mainly because they pay the interest monthly and it is held by SS for the whole duration of the loan. It is obvious that FS should have their own edge to attract lenders. So far the bonus incentive may fill the big loans, but for how long? I made some calculations on the Plymouth hotel loan. 200k will receive 16% interest, 207k - 15%, 10k - 13%, 58k - 12%. Using an online calculator I've worked out that if the loan was offered at 15%, it will pay roughly the same amount of interest as currently. It might be worth if FS try to fill a similar loan by offering 14% to all investors. Even if they do not fill it very quickly, they may announce an incentive of 1%interest to an investor who will put the missing funds in one chunk. I don't think anyone will moan about this tactic, on the contrary, FS will gain more popularity, will be able to rely less on underwriters and probably fill the loans quicker. I don't have any database to make a guess whether this would work but it might be worth considering.

The ratio of rates is just an estimate by you, with different ratios the average rate could be less

They could do with restructuring there cash back, particularly to attract smaller investors
Also there interest payments not to be just at the end of the loan
Also their SM......

Even if they offer 20% cashback I: a) ran out of money b) have used my allowance for FS c) can't sell surplus on SM d) am over-weighted in property e) ran out of money
But the idea of the higher interests rates "me likes". I'd probably scrape some more money from somewhere...
I've just invested my last £100 in the C****s Quarry luxury house but it is rounding error when I've seen few BH dropping £100k there.
I think it is just too much too fast. Not only on FS but everywhere else. PM is clogged, SM is clogged, everybody (almost) offers CB, bonuses or higher rates.
And especially last 2 loans on FS that had to be filled today? If they do I'll dye my hair pink...

That took me by surprise I can see 3BH-ers dropping 55k or in one case even 160k in each of those. Not sure but I saw those names before, maybe underwriters? I now rest assured that my £100 lies in good company of such investments. Anyway, promise is a promise and now I (my avatar) have pink hair. Unfortunately there is no flower option but as repentance I shaved most of my head.
