If I remember correctly the last time there was a delay like this was because their IT dude didn't have broadband at his new mansion/house. Maybe he's had his phone cut off?

Reading the valuation report, I see that the valuers have costed development finance at 6% (though it's not crystal clear what they mean by 6%). Isn't that a bit optimistic?

Apologies for the delay in going live with PBL094.
We are awaiting the up-to-date fresh valuation from JLL which should be with us by 10AM this morning before we go live with the loan.

Just checked my account this morning, I assume this loan has been cancelled. It is still visible from my account? I'd assumed there was some details that took longer to sort out than planned hence the no-show yesterday. LW Edit: message from SS crossed with my reply

in more experinced lenders experience - does this mean that assuming it's received on time the loan should actually go live just after 10? I'm in France supposed to be househunting but sitting by my PC until it does!!

I would imagine they are going to have a good look through the new valuation report first; I would guesstimate the loan will go live at midday(ish)... There is something not right here; SS was all too willing to let the loan go live without the updated valuation report and told us the new report would be available to us close to drawdown; which confused me and some other investors on this forum. Now they have changed their mind; I wonder if they have been warned that the valuation has changed, or new observations have been made in the report...

Ok thanks for that - I thought I had read somewhere else that it had been indicated (??) to SS that the only change on the valuation would be the date.....

Yep done that - but assuming I'm not going to get all I want, I'm guessing that there will be a flurry of activity on the SM just afterwards as there was when the Liverpool loans went live and I topped up closer to what I wanted ......

Don't worry about topping up retired2005, there should be lots of loan parts for sale in the next day or two. With the new valuation report now out, I expect the new loan will go live very soon (in the next hour), but that's not certain.

Hmm bit of a dilemma then.... but bear in mind there was a valuation for another pipeline loan that was expected at 10am (a week or so ago) that still hasn't turned up. So if you have other things you need to do, personally I'd go do them. Biggest lesson to learn in P2P investing (on any platform) is patience It always takes time to build a portfolio
