Looks like about 18% allocated on this one or 5.5x oversubscribed. I guessed at a factor of 4x

I haven't received any allocation of this. Any else had a similar experience. I have received an allocation on Clitheroe.

I pre funded 4 times what I wanted and still did not get what I hoped for. 2100 investors in on this one

I think we've hit new extremes in pre-funding levels. If memory serves me correct, then I got just over 12% of my allocation for PBL096.

Held my nerve and went with my prediction. Added a zero to what I wanted on the prefund. 12.1% allocation = 8.25x subscribed. Got slightly over what I aimed for and happy I did - gave me more chance to sell out of some loans that may be repaying soon. After missing out a bit on Liverpool Waterfront, I'm happier this time around.

Thankfully, My allocation has now arrived.
Regarding, over bidding, I think the only way of ensuring a more realistic level would be to limit pre funding bids to account credit balances. Of course, this would not suite many investors.

That's not a popular opinion Most investors like to diversify when a new loan goes live, so they resolve the negative balance by selling other (older & riskier) loans on to the SM.

Note to MODs It seems that harvey created a thread (Love ebbing away), but then posted on here on a similar subject and that subject has continued on this thread. Maybe it would be worthwhile to move these posts to the "Love ebbing away" thread?
I've now moved the majority of the discussion of the last few hours into the slightly renamed thread Love ebbing away (loan allocation concerns) as the discussion was more focussed on generalities of the prefunding process rather than PBL96 specific.
I've also deleted a number of posts which would be very hard to describe as "polite and constructive" discussion.

Last update says "New valuation and QS report instructed. We are considering providing the development finance." Is the new valuation expected to be lower of higher than the original valuation?

If SS are considering providing the development finance, they need an opinion of the GDV and the cost to develop which, IIRC, they didn't request at the time of the initial valuation. They might not even ask for another valuation of the existing property. I'd have thought that would be useful to have, but I haven't a clue what effect that would have on the cost of the VR.
