It's very boring! Does pretty much everything for you - there's very little to do once you've deposited your money (except for the occasional capital repayments that can't be auto re-invested). Sposed to be easy to get your money out again at short notice (currently anyway, assumes there's money to replace yours) but I've yet to try.

My experience is the same as pom's. The website interface is nice, clean and easy to use, and investing is simple. The log in page could do with a little tweaking since the fields don't seem to want to be auto filled by something like LastPass any more.

I have a few K invested in the tracker market. It seems very easy to use. I just log in once a month to see how much interest I've earned so I can update my records. I haven't tried withdrawing any funds, though.

I withdrew a fair few K's a couple of months ago and money was in my account within a couple of days so pretty near to instant access.

At a glance it appears similar to AC's QAA. Is that right? The major differences seem to be:
1) There is no spare cash in the account to improve liquidity, as there is in QAA
2) The money is lent on residential mortgages where the borrower's interest rate will be lower, but security is better.

Not really, although the rates paid are not dissimilar. Your money is fully invested in loans (rather than maybe 50% of it) and all of it is in one asset class (albeit hopefully one of the lower risk ones). Liquidity to date has been good in my experience, but is reliant on there being someone else to buy your loans when you decide to sell. I once requested a withdrawal just after New Year and had to wait several days for a small queue that had built up over the Xmas break to be worked through.

As a new customer, I've had money in the investment queue for over 5 weeks without a sniff - hardly dynamic. It niggles me a bit that queued money cant be withdrawn - or am I reading this wrong?

I contacted Landbay support about something similar last week jo, as I too was surprised to see my funds sitting in the queue for so long after having had a v.fast investment the first time. They told me they pay the same 3.73% even if it's in the queue. You are right that there appears to be no option to sell the pending investments but probably customer service would help with that, it seems to be against the spirit of the product if they give you easy access to invested funds but not queued funds!

I opened an account exactly a month ago, and like others haven't had a nibble of my funds. On one level, I'm not bothered as I understand I'm still earning interest. On another level, isn't it a bit concerning that they're taking so long to lend funds?

I too have had some funds sitting in the queue since Oct 20th, still with no bite. So over 6 weeks now. I'm glad that now it's getting some cashback/interest to compensate so it doesn't bother too much. But the funds sitting in limboland doesn't feel right. If they were to remove the cashback in the future,then I'd probably stop investing in LB.

I've spread 20% of my savings across a number of P2P platforms but am considering allocating a further 5% into a property only platform. Landbay is certainly a strong contender but I'm also considering Property Moose and Property Partner. I realise these aren't strictly P2P and more on the crowdfunding side of things but does anyone have any experiences or opinions on which is the better option from the three?
